vishal you can read the thread on ireo victory valley on the forum and see for yourself that even the veteran members liks ishanb,rushil have all projected this to be the best investment presently in gurgaon,rest up to you,some others can keep watching as they can do just that

Vishal, I would also advice you to invest in Ireo if you can afford, company has done all the right things till now and looks to be very promising.

regarding M3M, I am just aware of Mr. Bansal's Rolls-Royce and have no other financial information about the company, better to go with a company with execution history, rather than investing based oh hype/promises and short term ROI.

m3m has aleady given the contract to larsen and toubro for construction of m3m golf estate for hundreds of crores,and that speaks volumes of the company,people on this very forum have made upto 75 lacs investing here as this is the best luxury project in gurgaon while some were counting m3m wealth or cash registers,see opinion of senior members,ireo vv is the best presently from roi perspective,emmar gave contract of their project to some unheard banglore based company,ireo vv is also being made by larsen and toubro and same as m3m,so think wisely,live better

can anybody advice as to when was this launched. I would really appreciate it. To me Ireo has not delivered anything AFAIK. Plus i have budget constraints.

How will seniors rate Emerald Estate compared to Uniworld gardens 2. A quick response shall be appreciated.

vishal out of all the projects launched , which projects has emaar delivered so far ? CWG , govt ke penalty clauses ki wajah se , usmei bhi itni lagi unki , palm springs after so much of delays !! all other projects are also running 1.5-2 yrs late minimum !!!

But on the contrary quality of palm springs is amazing !!! If you dont have problems with undefinate delays then emaar is also very good !!!

i agree to you about delays of emaar, but all the builders are same. Plus i have budget constraints, ireo is out of budget...

Ishan any idea when was this launched? also how owuld you rate this compared to uniworld gardens 2?

yes i agree with Ishaan , there is lot of uncertainity with deliveries of Emaar. The project was launched in 2009 and is in initial stages of construction. althou
gh the project is commanding good premium but that should not be a good criteria to judge any builder.

Unitech has tons of issues like Emaar but has delivered number of good projects in Gurgaon.

Vishal, are you referring to emerald floors or emerald floors premier.

There seem to be differences in size and details between the two.

I am not sure about cost but size and details can be seen on their website.
