Hi , Have anyone sold land property with partial cash ?

We are planning to sell a land property in Chennai

Probably at a price 1.5 c
But Guideline value is 60 L

In case buyer ask for payment mode 60L (dd/cheque) + 90 L cash
what are things I should consider before agreeing for sale?

1)how safe is this ? should insist for full dd/cheque ? ( though i don't prefer cash, most buyers prefers )

2) practically how it works ?
I have no clue how it would work , since the documentation is for 60L ,
I like to know these thing

when the transaction of cash takes place ? after registering or before registering ? where it will takes place ?
how to validate the cash ( original or fake / old notes etc) ?
how to even count a this much cash in a public place lol ? (silly though) hmm

really appreciate is some one can throw an idea

White is always good... Stress free transaction....

Cash is mostly given on final day before that all cheque

I personally don't think cash deal is safe as all people engaged in deal knows you will carrying big cash that day and bad things may happen

So if buyer is ready to pay all amount by cheque and you have plans to re-invest capital gains in RE or ready to pay capital gain tax white deal is anyday recommend for sellers.

whats are the things one should be careful about ?

I had one question - if a property in resale is 4000 PSF - who will pay more or less than this psf - a guy paying all white transaction or coloured transactions ?
