Default Request for Updates

Any updates on the launch of this project - Vardhman Flora. I have been calling the office of Shree Vardhman's since Aug-11 but they are always saying things like - we'll launch in next 10-15 days, middle of this month, end of this month etc. etc...

Beginning of Oct. they said they will do Bhoomi poojan on 15-Oct then on 15-Oct they said that bhoomi poojan will be done on Diwali and today when I called to get an update they are saying that we don't know the launch date and Bhoomi Poojan could not happen because the staff was busy with diwali gift distribution etc. - Their staff has no answers either on launch date or layout. They are not even telling the reason of such delay.

The project was launched in Feb-11, but till now - No layout, no allotment & no explanation.

Is everything OK with this builder? I am very worried.

" Aap aao.. hum aap ko dikhayenge...Gurgaon mei bahut sare aise naye builders logo ka paise leke gayab ho gaye hai...No unka police kuch kar payi hai na hi Court. Aap apni mehnat ki kamayee ko kyo daav par lagana chahete ho".

And then he went ahead recommending me one project after the other.. Sidharta NCR one, Cosmos 99, and all, though I think he just forgot to mention that they have an equally bad and shady reputation.

No doubt, it was amusing to hear him out but he was indeed successful in conveying me a wise maxim...Caveat Emptor i.e. Buyers' Beware...as they call it in Law. So if you wish to go ahead, please evaluate all your risks properly and take an informed and wise decision..

what do you suggest i visited the site . they are offering me at rs 2900 /psf.
i should go for this project or not
keeping and what about the builder profile?

I have been on site as bhoomi poojan has already taken place & even the layout plan has been given to me rate is much higher than that time now... it will be somewhere around 3200/-... it's just got higher... their one more project is going on in sector 67 that is also very dheela project....so m bit confused with this coz this project is in line coz it is in my budget WHAT DO YOU SAY ALL?

i have been roaming in that area & could find only either flora or crescent parc in my range..

I think it's better to stay away from Vardhman Flora...as there is no activity on site since last one year....and also loading appeared to be very high carpet area around 800 sqft for super area of 1300 ft, however please recheck as I am also a new in real estate......

Vardhman Flora-: I recently bought one 4BHK unit. Rates seem to be prtty high if you go by the builder... but all other projects in the vicinity are at a much much higher rate.
Moreover when we are saying 2800 / 3000 these are fresh bookings. If you go for resale the rates are much cheaper ( my rate is 2500). After 7 months of research I have seen this is the only project in budget. Things moving on smoothly... Bhumi Pujan done, Cement mixer plant erected...... next step is to start the digging. DLF new town heights is nearing to possesion..... so main roads are coming up quickly ( the present road is not the actual entrance) Actual entrance will be just adjacent to new town heights (DLF) sec 90.

If you budget allows more go for Vatika floors....... or lifestyle/ city homes....

For budget a but less..... go for Flora..... Layout is excellent ( As compared to DLF...)
facailities in the compound ( butterfly park, Party lawn, club house, Swimming pool, sand pit, jogging track) makes me feel it will be a gem............

I found it worth buying if you buy today somewheer around 2500

I am looking to buy 2 bhk in vardhman flora with a expected rate in resale 2500-2550/-.
