Default Bengal DCL new project - Sampoorna

Personally for me, avoid like plague!!

Location is just behind Derozio College .. Shall I say this is a Rajarhat Road project, rather than Rajarhat project?

Seems to be highly priced ..

Oh my God .. see below ..See the tone in their marketing brochure!!!

They are already in fight with existing customers in DCL Malancha on this issue!!!

Why reserve the right to increase, rather than adjust (both way)? If you are fair, have guts to say adjust, not increase.

A. Price The prices indicated in the PAYMENT SCHEDULE under the Down Payment Schedule or Installment Payment Schedule as enclosed are firm except in the case of any increase in the prices of steel or cement or Govt. Levies / Taxes. BENGAL DCL reserves the right to increase the price of the apartments both under Down Payment Schedule and Installment Payment Schedule, accordingly.
(Cement and Steel are the two items that have a large impact on cost of any Project and the price of the same is entirely subject to vagaries of market. Actual impact is known after completion of a Project; however, the amount varies from 18% to 25% of the Project revenue. For the present purpose we will take it as 20%. The component of steel shall be 12% and of cement 8%.
Any fluctuation in the above prices as reflected by a change in RBI Price Index (PI) will be chargeable to the price of apartments in the ratio of the variation, reflected on the RBI publication on the relevant PI with respect to PI as on 31.03.11)

If it is near to the College it is purely Rajarhat main road project and near to the Siddha Pines one. It will be 3/4 KM inside from the Tegodia Xing.

You are not quite right. Sampoorna site is well within the limits of New Town Kolkata. It is towards the northern boundary of New Town. In fact close proximity of Rajarhat Road makes the location even more attractive as ready facilities are available there. You can walk down to City Center II. Above all we are getting it from Bengal DCL, a trusted name in real estate industry. Your investment with Bengal DCL is always secure. You can count on them.

No one ever said the site is not in Rajarhat.

Bengal DCL a trusted name ... come on!!!. Just search in google and you will get plenty of information on them.

We feel cheated by Bengal DCL. Malancha Owners Group, New Town Rajarhat | Google Groups

ondabhai....you seem to be after Bengal DCL. Some of them must be paying you to post such comments. I live in one of Bengal DCL's projects and I have traveled across the globe. So I know what is good and what is bad. Bengal DCL gives you unparalleled value for money and they are one of the most transparent groups I have ever come across

I have also booked an apartment at Malancha. Let that be complete. I bet it will be one of the better housing complex in Kolkata.

So please do not comment without knowing the facts. You are spoiling many people's prospect of owning one good apartment in Kolkata.

I have absolutely no doubt that you are well traveled, well experienced and you own a flat in Malancha .. and you are not a broker.

Why don't you visit the Google group and see how your neighbors in the same Malancha feels? It is definitely very good that you are happy and I believe you already moved to Malancha. Congratulation on your new home and I wish it will be the best in Kolkata, overlooking Lake Nucifera and just at the middle of 2 CBDs.

Instead of fighting, why don't you help us to understand the good points of this project. Each and every project has plus points and Flaws. We should be open to both, right?

Regarding I am getting paid, come on, it does not match with your well traveled, well experienced image!

The Google group members are agitated over two main issues:
1. Tower 4, which was not planned originally
2. The delayed possession

Tower 4 came up on the same footprint on which the club was proposed. It was not that the promised 'green' was eaten up. Now let me tell you why did these guys came up with Tower 4. Bengal DCL initially had planned Tower 1,2 and 3, each 21 stories. We all knew that aviation clearance will not be an issue as another complex much closer to airport was taller. However AAI changed rules and did not allow 21 stories. Not constructing those top floors was making the project nonviable. Many in Bengal DCL then decided to shelf the project, returning our money. But some of us requested to review the plan. They kept our request. Their architect reviewed the scheme and came up with this alternative proposal. In spite of this every brick is being laid as per HIDCO rules and Malancha still have the largest green area compared to other housing complexes.

Bengal DCL is running behind schedule. But if we look at the other projects their performance is much better.

ondabhai, please go and visit Malancha MIG-LIG complex which is now ready. See what they have provided at a subsidized rate. It will give you an idea about this Group's outlook. A builder who can build such a MIG-LIG complex by paying money from their pocket can never be doubted.

There will always be people who gets disoriented by myopic vision. There has been some issues which has not matched our expectation. But we need to look this in a larger perspective and see what has been our net gain. And if you ask me, I will tell you that I am lucky to be a Malancha allottee. So let us not unnecessarily spread half-true information thru the net and demoralize the builder and other prospective buyers.

There are always three groups of people, the positive, the realistic and the negative.

Each has their own views, and they are correct from their own perspective. The other side may (or may not) think his views are correct all the times and the other side is myopic/blurred/motivated .. blah blah, which may or may not be true.

A realistic person listen to both the sides of the story and then take his/her own call based on his/her priorities.

It is great to know you are very positive about DCL. Can you please share your views on the very unique clause on PRICE as below

Finally, we look at the same thing differently, that does not mean one is correct and another person is wrong.

Look at the classic Young Lady Vs Old Lady and then reply in positive note.

Default A clear message to all buyers

I am one of the sufferers of BDCL Malancha project. Our grievances is not just ,<1> Fourth tower, and <2> delayed possession; rather <3> price escalation without justification, <4> extremely poor construction inside - where they mentioned High end engineering for a high end living, <5> Children's play area being moved to MIG, <6> Great reduction in open space area, and the list is endless. None of the sufferers like me is getting paid or have any motive to bring unnecessary complain against BDCL. rather I must say who does not want his / her builder to be the best.

Give me your email ID and I will post pictures from facebook where you will see that <1> the ceiling beams are tilted --- just imagine our horror. When I entered my apartment i found the living room a little bigger than a decent bathroom.

Sir - please tell me that unnecessarily why should I say bad things. After all I am going to stay there.

You are talking about MIG and LIG. Well do not make judgement by looking at things from outside. Enter - after paying somewhere close to 45L + all these days of house rent due to delay + Increase prise + no releif on interest all these years and see what horror waits you. Perhaps you may be a resident of SHREE or UTTARA and may be lucky.

Let me tell you that they BDCL have failed 4 dates and yet to handover the HIG. They have forcibly handed over HIG, LIG wthout <1> power, <2> sewarage, and <3> water.

I hope I am able to open eyes.
