Default Smart Homes - Vedic Village

Hello Everyone,

Anyone aware of Smart Home Project - GreenTech City at Vedic Village, Rajarhat? They are having 1/2/3 BHK apartments at Rs 2600 & at Rs 2750 a square ft which looks good

Few questions
1. How is the location?
2. What are the chances to get good rental options after I buy it?
3. How would it be for staying in the apartment after few years from now?
4. Return on Investment for some years from now

1. Location is near Vedic village .. about 10kms from DLF IT Park ( if going via DPS Mega City)
2. I would not be very sure on the rental opportunity considering the already huge availability in New town and Rajarhat main road (specially by the time this project is ready to move in)
3. I understood from vedic guys that this a LIG / MIG project so while it should be decent , don't expect the facilities of an HIG
4. RoI - I wish I knew this for any investment for that matter .. would have made millions by now

Just FYI - From what i know, India bulls has bought this whole sub - project from the developers and are the selling agents for this.

I visited the place two days ago. Here is the update
Location is inside Vedic Village. If you are aware Vedic Village is very huge itself and Greentech City is just a small part inside Vedic Village. Green Tech City is constructing duplex, smart homes and there is a golf course surrounding which there would be water homes, aqua homes! The best part is it is inside Vedic Village and if you buy something then you would become a part of this huge beautiful Vedic Village Complex.
Accessibilty - There are lot of options to reach there. One is through DPS School where the road is not that great. But there is another road which leads to six lane adjacent to City Center II. There will be options to go to Vedic Village though Ecospace as well. I felt if you are looking for investment options this is the best place to invest (now it is 2600 per sq ft for 1BHK and 2BHK units). This should reach around 4000 per sq feet when it is complete in 3 years time

AFAIK, this is NOT inside vedic village complex but will be sharing common boundaries in the future.. presently the entrance is the same but I learn not when the complex is ready..

It's quite far from City Centre 2; also far from DPS Mega city. Not very sure how much open space will be available for the Smart Homes block. The flats are mostly one-side open (i.e no cross-ventilation). Pls check the kitchens - no windows !! Pls check the cost of amenities that will be available in future.

The only point I did like was that Vedic Village complex might touch New Town in future - however no firm commitment from developers and again futuristic potential - nothing as of now.

Rates of Rajarhat road projects near Rajarhat Chowmatha (much nearer to CC2 compared to VV), I think are comparable.

It is 8 kms to be exact, both from the DPS side as well from the CC2 side. I have purchased a duplex in GTC, for which work is going on in full swing there. Price has highly appreciated from when I bought it 8 months back. So I expect the psf for Smart Homes will also appreciate in future.

How is the rode now from Chinar Park till Vedic Village through Lauhati? Earlier it was in a very bad condition? Also do you know what's the land rate is going on around Vedic Village?

Hi Guys,

Few days ago i went to vedic village green-tech city for a site visit; Everything looked good
starting from the project ,location( a bit interior ) and bank approval etc.

When i was about to book a flat in Terrace heights (Greentech city) i asked for agreement sample copy.

The agreement was totally in favor of developer and not even a single clause was in favor of buyer.

Regarding penalty clause vedic said they will issue a side letter with a clause of a penalty of Rs 5/sq feet.

I asked them to put the same in agreement but they refused to do so.

I took an advice from a lawyer and he clearly said " issuing a side letter is a complete fraud, it should be in agreement or stamp paper only.
without an agreement a side letter has no value for immovable property
".


Can anyone help me and guide me what i should do ?
