1% is the mvat being charged by all the builders..since you have registered 3years bak it might b 0 or 1%...by no way its 5% ..some1 had sent the high court order copy also..its 50 pages ka..where builders had filed petition against 1% vat..

mvat is 1% - ask the builder for the details of 5% he is charging you.

Cool MVAT/fines/parking

1.Please confirm from the builder before you agree to pay MVAT 5%.

They have charged 1% VAT to everybody I know.

2. 3.5 Lacs for the tower parking is just too much.... not worth buying..
especially when there are a few takers.

3. I am not sure if you had spokedn to the builder after he informed u about the 21% fine.Even my payment was delayed but they did not even mention the fine stuff to me...

Thanks Mr.Sujit for sharing some information. It will be really useful and nice if more Hydite share their experiences and feelings abt Hyde Park.

When did you book the flat - as I came to know from several sources that if the registration is before 1st Apr 2010 then the MVAT comes to approx 5% while it is 1% if the registration is after Apr2010.

Yeh! I do agree with you that Nisarg is charging 3.5L for stilt parking albeit they have mentioned 1.5L while booking in 2009/10. Probably they may charge 5L or more if the possession is further delayed. It will be of some help to raise the voice together against such exorbitantly high charging for parking. The builder is just taking us for granted. When the economy is down and there is not much demand for the reality, builders including Nisarg try to get the extra money from the already trapped buyers with extra burden of MVAT, parking, service tax on everything including development charges.

No more good feelings to be part of Hyde Park!

Guys,

Just a few things here:

1.Its gonna take at least 2 yrs for the area to be developed(not the Hyde complex) but the area around as well..

2.Once that happens the rates would be realy good.. if u are planning to stay their wid families and dont have a car, then conveyance would be a problem.

3.Also, the construction is on in full swing which may not make ur stay very comfortable there.

4.saftey, I am not sure how safe it is after dark cos there s no market or traffic around after 9-9.30 or so..

5.But, I have seen the buildings being constructed around, most of them are from reputed builders and around 70% complete.. so 2 yrs time it will be a good place to stay...

please share your thoughts

Joined this forum late... I wanted to highlight that as such builders cannot sell parking separately as they have already taken money for the same from us. I have checked with many experts and they have agreed. Does anyone else have any contrary opinion?

Is there any govt. guidilines / orders are available regarding sell of parking area?...I think most of the builders are selling parking area seperately. One has to look into this issue so that buyers can be benifited.

Builder has not only increased the parking charges but is also asking for some Cidico charges also. For 2BHK it is 75,000 & for 1BHK it is 50,000. I am not able to understand what these charges are. For this amount he will not be giving the receipt also.
Does anyone know anything about such kind of charges.

Apart from development charges builder should not ask for any CIDCO charges. Never heard of any builder asking CIDCO charges - at least be firm in getting a receipt. What is the price for parking now?

Is there anyone checked the internal dimensions of the rooms which has been promised - although I am not sure, apparently it looks quite smaller during my recent visit to see 3BHK in B2. Tiling and basins are also of low quality.
