Icon18 Mahalaxmi nagar,panvel

Has anyone bought into the mahalaxmi nagar project at panvel? Its location is very good on the panvel matheran road,but the builder is totally unknown.also there is no information onthe web about this project.

personally i believe if you are going into a developing area in an under construction project, at least go with a developer whose reputation you can trust

what's the alternative in panvel? india bull real eastate?100 pages of discussion and no agreement yet. kalpatru?4400/- per sqft,is it worth taht much? hiranandani? min 50 lakhs reqd,far away from station,-if buying for investment,who will at the appreciated price of 70-80-100 lakhs in panvel after few years?
i checked with mahalaxmi,giving possession in dec 2011,rate is 2200/- per sq.ft.,sample flat is good,finance by gic housing finance compulsory, round the clock bus service to station.

Sirjee instead of mahalaxmi look out for projects close to station near vichumbe i bought it at green valley, very good appreciation rates 2300-2400.

had a look at pushpanarayan complex at vichumbe,didnt like it because the buildings very close to each other and also there is no proper access road,most importantly home minister didnt like it.
where is green valley exactly?where is its office?nothing about it on the web.also someone told me work has stopped at green valley.

went to mahalaxmi nagar today, its a township of 200 bldgs,2400 flats,work is going on in full swing,it takes 15 min by their bus to reach station.
21.75lakhs(1.5 bhk) for 604 carpet(approx 900 super built up)(all inclusive including stamp duty,etc) is not bad.flower bed in all rooms,light, fan,geyser,invertor,water filter,2by2 tiles,water storage tank,club house,nana-nani park,gardens,jogging track,shopping complex,vegetable market,9 temples,swimming pool,meditation centre,library,polyclinic,etc,etc,

finally i booked a 1.5 bhk for 21.75L(all inclusive) at mahalakshmi nagar,panvel.looking at the plight if india bull customer's,kalpataru's rates,and hiranandani's out of budget prices,decided to go for this project.
any one else who has booked there?
i doubt, all the visiters to this forum seem to either nri's or big time investors.

You didn't mention about the Builder.

Did you check their previous projects? if any.

the builder is one Mr aneees kumar.
it seems this is the first project.
so naya builder.
checked the sample flat,its good.many bldgs are complete.
Ist phase possession will be given from dec 2010 onwards,2nd phase next dec.
what made me go for it was the fact gic hsg finance is giving loan,and they have set up the counter in the project itself.

also if possible the township plan and floor plan..looks like a good option to me compared to other over hyped projects in panvel

here's the wikimapia link to the actual site http://www.wikimapia.org/#lat=19.013...8&z=16&l=0&m=b its on panvel matheran road,before nere village.i have their booklet,but nothing is available on net.the best thing to do is go to panvel,sector 15,melody towers,ground floor.that's not their office but you will have to wait there for their minibus,which comes there and takes site visitors to the township. it takes 15 mins by bus to reach the site. At mahalaxmi nagar at the entrance they have the office,however they will first directly take you to sample flat, then bring you back to the office. there are 1bhk,1.5bhk,2bhk,2.5bhk and terrace flats in g+3 buildings,no lifts.open parking is free,stilt parking for 50K.so far they have soldout first phase and nearly 80% of 2nd phase without any advertisement in any paper or anyinfo on website.you wont be allowed to buy if you dont take loan from gic hsg finance.If u go there around lunch time or tea time,you can take lunch or breakfast coupon(for free),from the office and have lunch or breakfast and tea.
