Default RNA Thakur Village, Kandivali

Hi All,

I am planning to buy a flat on resale in Thakur Village, Kandivali. While going through extensive listing on Makaan, I found a good deal in RNA kandivali. Just wanted to make sure if building is good from location and amenities perspective. Also, if it is stuck in forest land shit? Can someone staying close by and have a real picture of the property share his/her views? Thanks and I know that I will get some good insights soon.

Which Phase are you talking about? At what rate?
As far as location is concern its last project in TV. And they provide all basic amenities like club house and swimming pool. Though their construction quality is ok.

Thank you Shrmaji for the quick reply. What I can see is that building is 2-5 years old, so must not be the latest one. The rate they are quoting is around 8100. I would appreciate if you can provide info about other good constructions in thakur village. I saw some good deals in bhoomi valley and bhoomi hills too. I heard from someone that there is some water problems in bhoomi buildings. I am not sure though.

I rate RNA Builders (both RNA corp and RNA NG) over Bhoomi. Bhoomi quality and reputation is generally tad below RNA.

part of Bhoomi, RNA were stuck in forest land issue i think. pls dbl check before u buy !

There are water problems in both Phase 1 and Phase 2. Phase 3 has many unsold flats due to Forest Land issue. The construction quality is ok. I had seen few resale flats in RNA Phase 1 on 3rd and 6th Floor , both the flats had leakage issues so i skipped it .Also the agent told me that Phase 1 society has gone to Registrar due to existing management commitee issue.Please check onall above issues before you finalize anything.

Agree with the comments stated by Rajesh, i had checked for flats in both RNA and Bhoomi but around a year back. RNA phase 2 and Bhoomi have both been available at a discount compared to other properties nearby, the reasons i could see were Forest Land act issue (which by the way is the case with most of the properties in Thakur Village), location is right at the end of Thakur Village, occupancy is very low, construction quality is not that great, leakage issues (in RNA, dont know about Bhoomi as had very low occupancy then), also the lead road from one side has a small patch which is always crowded with Autorickshaws being stationed there with a lot of ppl always hanging around (due to a Redevlopment building there). Thakur village as a location is quite vibrant and fresh, but getting over crowded leading to issues like lack of parking, flooding, etc. Again it depends on your budget and requirement, as we all compromise in Mumbai due to tight purse strings, if you can afford to spend around Rs 1000 psf extra there are quite a few other options in that location.

Thanks for the detailed insights. Can you pls suggest me good options in thakur village if I am ready to put more money? The problem is that I am going to be in India for a month and I need to finalize the deal, apply for loan etc. I want to do as much home work as possible even before landing in India, so that I can take an informed decision.

Prakash, There are good flats available in Evershine/Gundheca in Thakur Village if you looking only at that place. You can also have a look at Thakur Complex/Lokhandwala, few apartments even though old there are better and spacious.Lokhandwala the only issue is all entry and exit is through Akurli Road which is always conjested. Would suggest you to shortlist few apartments on websites like or . I'm sure if you spend 2-3 days after coming to India you can shortlist the ones you like and close all in a month's time. Private Banks approve loan fast and specially for NRI's they will come begging to you , I'm sure you can close all in month's time. BTW- Are you looking for a 1 BHK or 2 BHK? What is your approx Budget? Based on that many people in the Forum can suggest you any apartments if they have seen in the past

Thanks Rajesh for the suggestion. I am looking for minimum 2 BHK. I am having a budget of 80 and if I stretch a bit more it could go upto 85.
