I have brought a flat in Victory CrossRoad, Noida Sector-143B. Builder "Victory Infratech Pvt Ltd", Is a big-big fraud. They are not following many things that was mentioned in there Brochures, BBA, Promotional videos, Verbal commitments etc.. From the Project Launch to Till date they have increased flat count from 225 to 290 by adding additional floors to project. Open area of project has been compromised on a big scale. They decreased size of Club House, Swimming Pool, etc. Also they are providing sub-standards amenities and materials in this project.

I strongly urge to all End User's that please do not Purchase any Flats with "Victory Infratech Pvt Ltd" Builder. They are Big Frauds.

Unhappy Sikka group is a fraud and should be blacklisted

A friend of mine had booked a flat in Sikka Kaamna greens thinking it is the cheapest of all the projects in sec 143, expressway. It was good for the first few months. As soon as the prices in the location started rising they were hell bent on torturing her with unjustified ineterest @24% compound P.A, putting all sorts of charges which were never in the contract. Each time they said the company policies have changed and will need to be followed. The contract apparently has lot of loopholes and builder uses them to harass customers. Each time you retaliate they threaten to cancel the flat and impose cancellation charges.
This is a really bad builder and i think that's the reason no one wants to buy their flats even though they are the cheapest. Only ones who are not aware or don't care to check their credentials give them their hard earned money.
Sikka in nutshell is
1. A fraud company who shows a very good picture in the proposed layout, but changes it when the actual const begins.
2. Stops their projects after taking 50-70% of the amount and use that money to start a new project.
3. Charges a very high rate of interest at 24% compound. If you think they only charge when you are late in giving them money you have lots to get surprised. They also charge you if your loan is not sanctioned, delay in getting the loan, delay from their end in sending the demand letter, delay from their end in presenting the cheque to the bank.. the list is endless and this is where SIKKA earns the major part. If you think you can fight your case with them trust me court is the only way.
4. Lot of hidden points in the agreement. These may seem insignificant to you while signing the contract, but its these that SIKKA group uses to harass you. SO read that carefully.
5. Highly unprofessional and rude staff. The owners himself does not meet anyone and keeps saying he is busy.
5. They change the entire contract by means of affidavids that they force you to sign at different stages.
6. Brokers have a very strong say in the SIKKA group. You practically cant do anything without the broker.

I just hope the govt. checks and amends the law to control these builders. SIKKA is a big no for home buyers.

pls add karla and its owner pankaj karla .. they have offices at nehru place, CP and gurgaon.. they are big fraud.

I had invested in Fortune Smiles project of them in Sector 63 Noida. They are the biggest cheaters present on earth. The project was never delivered as the owner Mahim Mittal never had proper papers of the land. I was promised that the project will be delivered by Oct 2007, whcih has till date not happened.

sec-63 is an industrial/commercial sector.. what property were u cheated for ...??

are u saying sector 63-A??

In summary, i feel one should ONLY buy from the following builders in noida, and not touch others at all.. even buy with them with LOT and LOT of caution
1. ATS
2. Purvanchal
3. Mahagun ( with extra caution)
4. 3cs ( with extra caution)
5. Gaur
All others are to be assumed to be 100% frauds.
Also please dont buy in fresh via brokerage firms like investor clinic.

Just to quote an example one of my friend has booked a flat in NE few days back by a big broker firm by one of the two underwriters of the project. The price offered was very lucrative and was told by broker that the brokerage firm has a exclusive right of the unit and they have a pressure to sale otherwise they will lose on incentive slab by builder in set time frame.The unit was booked as Fresh which was repeatedly asked by my friend on flexi plan.

After 15 days he got a call from Builder to sign the BBA and to his utter surprise he came to know that he was suppose to pay 45% other than 10% which he paid on booking. Builder told him that unit is under resale which was canclled by first buyer after 55% payment.The first transfer was free so now if he goes for resale then he has to pay the transfer charges. Now he is in a fix and continously following up with Broker Firm to get his unit booked in fresh or refund the full amount.

Hi,

We are having thoughts on buying a flat in Steller Jeevan in NE. Need to know, if there is any jhol jhal in the project of any kind. We want a hassle free process, with a fine quality of work. Please comment, if anyone thinks, it should be in black list, or white list.

Beside the mentioned above few other Builders are good as well & Stellar is one of them. Go for direct booking with Builder.

I had visited HDFC today, to understand about the home loan process, documents and my eligibility etc...Incidently I noticed a printout that was stuck at the officers board, and it had some 10-12 projects. Funny enough SIKKA ji was on top and the name was in all-capital, I cannot remember all but they were grouped as NOIDA, Greater Noida and Yamuna E-Way projects. I asked the bank officer if these are HDFC approved projects, to which she laughed. She mentioned that there have been instruction NOT to approve new loans and NO DISBURSEMENT for these projects.
I wonder if people really research enough before buying projects or they just put their money in the "heat-of-the-moment".

I really cannot understand why the hell people go for imaginary or under construction properties in India. This is the country where law supports only the mighty and moneyed. Everybody knows that builders are 100% corrupt without exception.

Still they go for it and later repent.

Are you guys nuts?? why the hell not to buy the product when it's actually ready to move in with all the clearances in place!??

This is the only country where this stupidity is allowed and people are more or less responsible for the mess.
