Why you say so? Do you have any information about this project that we do not know?

Phase-I is just 600-700 apartments. Why should they be delayed? Pls. share....

Hi All,

Does anyone know what is offical website of Gardenia ? What is their balnce sheet for last couple of years? Have they completed any projects successfully in past ?

As for as I know, they are executing few projects.

Who is MD of this group ?

as i have heard from dealers and gardenia office - the construction will start at end of may latest. Again, this is what they are saying.

Looks impossible. One dealer has confided to me that Gardenia is yet to deposit 10% land cost with NOIDA Authority, sign the lease agreement and take over possession of land.

I do not think any work on ground is possible without possession of land.

have u checked directly with Gardenia about possession of land? According to them, they already have done everything with Noida authority. Different Dealers say different things. One dealer saying construction will start end of May. I hope he is right. Rest God knows. According to you, no time frame is fixed ?

As per my information it will take at least 6 months for activities to start on ground.

Pre-construction activities (sequentially, i suppose) are:

= Sign lease agreement with NOIDA & take land possession
= Obtain NOIDA approval for lay out & building plans, internal development plans
= Obtain Environment Clearance
= Get the project approved by banks
= Market at lease 60-70% of apartments & sign builder-buyer agreement

Gardenia has one more project-Glory in NOIDA. Bookings were made in August-October last year. Many HCL guys have booked there. Gardenia could make the project bankable just last week. No work has yet started on ground. This gives a fair indication of things to come on Golf project which has area of 150 acres.

hi noidahome, thanks for your great info...i have paid 1lac token under const linked plan...what u think. should i take back if construction does not start by may end...bcaz they are asking 10-15% in next one month. y to block the money if the reviews are not that good.

Looks Gardenia is doing well without much marketing hullagulla. No need to go for cancellation. These days all projects require such clearances / approvals and hence, nothing abnormal.

Location is excellent.

yes basant, i also got this inform from office of gardenia. okey, let's wait and c end of may. no doubt, location is excellent.
