According to the floor plans on 99 acres for GG2 G block, the super area of Samrat VII appt (i booked super area 1265sqft) is now showing as 1344sqft. I am concerned that the builder has increased the super area by 79sqft by just adding 1ft to the balconies. Our agreement terms cover upto 3% increase in superarea without any change in price but this is a huge 6%. Though we have not received anything to this effect from the builder, I think this is of very serious concern. Rohit & other owners appreciate your comments.

I agree with Alvin, i think this is really a serious concern. I have also booked a flat in G Block for 1265 sqft area.
Currently i am out of country so will not be able to join you to talk to the builder but whatever i can do from here i am in......please keep me posted...

Also for 1530sqft flats super area is increased by 47sqft... slightly more than a 3% increase... Majority of G block has been sold (ie, more than 120-140 appartments) already so it is in the best interest for all owners to ensure that the builder sticks to the original layout!!! Each one call the highest authority at Gaur you know and get to the bottom of this ASAP before its too late! More owner comments invited!

The BBA mentions the covered area as well as the balcony area, however there is no official word out yet -

However - I do not understand why the builders extend the balcony only???
In The modern construction tecniques employed the entire load bearing of a structure is on beams and pillars. The walls do not bear any load, if a builder/contractor is extending the balcony by 1 ft he can very well extend the room sizes by 1 ft and keep the balcony size unchanged. This is a win - win situation for all.

Though the builder has not conveyed this to us, I just wanted to pre-empt owners to not accept any change in their flat layout in excess of the 3% mentioned in the agreement. I am not in favor of any change in the flats layout unless it is ‘proved’ to be essential.
Gaur is also now only showing prices for the new layouts on its website for all floors. Let’s hope that Gaur does not resort to underhanded practices like demanding extra at the time of possession. Any owner visiting their office/site is requested to get this clarified.

You are absolutely right ! I had checked the same today with builder, they have modified the layout of SAMRAT 7 i.e. 1265 sqft in blok G.

MOST ALRMING THING is that possesion is in 3 years form date of booking, what about our agreement which says possesion in 2 years??

Has anyone received any notification from builder rgd this change in layout??

There is one clause #4 in agreement which says that any alteration in layout of more then +-3 % should have buyer consent/objection within 1 month else builder will refund money

pknagi - are you sure about the date of possession being 3 yrs for G Block or other blocks? What is the date in your agreement?

1. Did they confirm that delivery of exiting buyers has been delayed?
2. More importantly... did they confirm that the existing buyers flat layouts are changing and by when they are going to initimate us?

If this is true, I will feel absolutely cheated.

YES alwin/soni, i had just called their office today and they had confirmed that they had canged the layouts of block G by increasing baconies to 5 feet, and there will be additional cost for the same, no clarity rgd possession.
The person said to send a mail on custoer care to get the exact details for cost/possession and was not giving any further clarity
Also when i asked that there is no initimation to us existing buyer, he said sending letters is in-process
This is all big menace, fraud..... we have been already burdened with service tax and now this..
