Default Ground Scene on Projects in Noida Expressway and Greater Noida

I was recently in Noida expressway Region and Greater Noida region along and went all the way to Sports city, and posting the Actual Development scene i saw personally. Writing about the places I visited..and not view from car

1. Jaypee Noida - Construction going on at good pace spl for golf properties. Jaypee Office tower work in full swing. Jaypee Hospital work going on very slow. No progress on Jaypee commercial area.
I took the across bridge when coming from Noida and believe me this bridge will be the lifeline of this expressway.
My guess is that Jaypee wish town will continue to have construction activity for around 6-7 years minimum and more projects are expected to come in near future.

The project will be the highlight of this region but i was not happy with the fact that different projects will not have their own boundaries.

2. IT Parks & MNC office space on Expressway:
- The area around s Gym (huge space) is buzzing with activity. Many offices ready and still some under construction. The occupancy rate of these office spaces is good.
- Office spaces near Genesis School opposite ATS..is also almost ready and it seems they will also have occupancy.
- Advant navis - Beautiful building...the other one has started construction.
- Ansal - Work slow...but going on
- Unitech - Work going on at good pace and soon the other building will be leased out
- 3C - Good pace work, seems to complete by 2011 first quarter

3. 3C Residentail Projects: Work going on at steady pace (LB and LP)...No issues at all

4. Logix Project: Work going on at steady pace....no way they will finish in 1.5 years...if they do then it will be very surprising. I feel that in such projects steady and planned pace does more justice than working at hurried pace. Teething problems will be more and end user suffers

5. Jaypee Sports City: Its like 12-14 kms from Pari Chowk. F1 Work going on at good pace.
Its well on track to be complete in 2011
Levelleing work going on at Plotted area but slow pace.
The area will be again the main feature of Yamuna expressway but to live there...it will take 15 years. Price is around 20k per sq yard ALL INCLUSIVE which is High.

6. Yamuna Expressway Plots: Further 3 Kms from Sports city on the left side of Yamuna expressway when going from Gnoida...Donot expect these plot areas to be liveable for next 15 Years at least. But if you can get a deal of a plot for a premium of 3-4k for a good location, its worth KEEPING for next generation simply because you cant cheaper land in this area (even at 8-9k per sq.meter) and a payment plan for 7 years.
The only hope is Airport but i am certain there is no hope.
Even in Central govt. passes it ...the case will be taken to court by GMR Group.

7. IT Parks on Yamuna Expressway, Opposite Gautam Buddha University: NIIT building almost finished, Kessel iValley structure coming up. Spiretech is at a very intial stage. Ansal work is stopped. No work on Wipro land. Uppal chadha and Unitech land..No work. Other areas also No work.

8. Gautam Buddha Univeristy: Now thats what i call a University..absolute delight...Top class area and very beautiful

9. Night Safari: Nothing at all...Gnoida authority is in no mood to start work there anytime soon. If it becomes a reality in say 7-8 years...it will flop...Gnoida seems to have understood this fact and are keeping it aside.
My personal opinion is that this project should be scrapped and something commercial should come in...Gnoida region has no shortage of Greenery....A Film city could be an option...

10. Yamuna Expressway: Big daddy of all expressways in this region..Jaypee is doing work at good pace.Will make it operational by 2012

11. Grand Venezia: Work going on at good pace...Commercial tower almost 6-7 floors structure complete. It will be a landmark in gnoida.
Expected to be ready by 2012

12. MSX Mall: The crowd pullers Big Bazaar and Haldiram will be operational by 2011 end. Work going on at medium pace.

13. Jaypee Greens Greater Noida: What can i say..another world...another place...A-grade as usual and work going on at good pace.
It makes 1-2 crores seems so much Value for money when you visit this area...absolutely amazing. Spa resort to be operational soon.

14. AWHO: Thousands of Appts by Army welfare housing under construction at good pace

15. Unitech Greater Noida:Unitech horizon had some families living...other projects have very slow work going on. Unitech plots ground levelling in progress and the plot area still not fully approved by Gnoida authority

In the Uniworld Project area (where plots are)..Unitech is planning to make a 19 hole Golf course with Appartments around it. Scheduled for launch in 2010 end or 2011 start. Work on Golf course started.
Uniworld is next door to Omaxe Palm greens in sector Mu.
Not a Good Location but with a Golf centric property..it may attract some attention.

16. Omaxe Connaught Place: Apart from the new hoardings nothing else going on. My estimate is that if this project is operational by 2013-14 it will be an achievement by Omaxe.

17. IT and MNC Office space Greater Noida: Wipro is expanding on its 100 acre project...construction going on and a good pace

Near Sharda Hospital: Era IT Park, Globus Office space- Beautiful buildings and good location. Work going on at good pace...i expect them to be ready for possession by 2012

Habitech Mall and Office space - Slow progress...Will be surpirsed if its ready by 2013

Vardhaman Mall and Office space- Work going on at good pace..the way he is speeding up..expect a good project. 2012 seems their completion for office. Studio appartments structure has come up very fast

Wegmans IT Park - Lovely location and Building...some offices have started there but i was told that they didnt have a good leasing plan so that why they have issues now, but one cant expect a building to be vacant for years...usually such projects with bad leasing plan end up 2-3 years late in operating...when investors agree to cheap lease rates

18. Ansal API Megapolis: 7-8 kms from Pari chowk (right now one has to go from village, but in future straight access. It doesnt come under Gnoida and its a big project. Work is going on at a slow pace. It will be liveable in next 10-12 years MAYBE..but dont expect any population moving in as most of plots are freehold and bought by investors.
Ansal as it is has poor finishing ..but for investment point of view...it can be the surprise package in the long run.(10-12 years)....but dont even think of living there.

19. IIT Roorkee - Not that it matters for Real Estate but just for info it will be inaugarated soon

20. 5 Star Hotels - Raddisson - to inaugarate in 2011 first quarter
Hyatt in Grand Venezia - Structures 6 strories complete..work going on at good speed
Spa Resort in Jaypee Greens - Nearing completion...work at good pace
Surajpur Entry Point - Structure up and work going on at average pace

21. Gnoida stadium - Next to Jaypee Golf course..Work is going on at slow pace...I expected it to be fully ready..but it seems only 70% work done

22. Jaypee Integrated sports complex - Went inside...the area is Top class..some players were practicing...top facilties and i was told that its the BEST Private sports complex in India. Going by what Mr. Gaur has done here..i am very bullish about the F1 Track and ICC Cricket stadium quality in Sports city

23. Tivoli Habitat Center-Next to Jaypee Golf course...Even though the project was ready some time back..but was only used for weddings, etc etc. Leasing has picked up i guess. I was told a resturant and a Huge Bikanerwala is opening upvery soon

24. Noida expressway Toll status - Jaypee cannot just take over the existing expressway and toll it. The toll will only start once the expressway has made it 8 lanes and service lanes are broadened by Jaypee.
The service lanes will be broadened so the adjoining sectors on expressway can use entry and exit using service lane and not pay any toll

Its a political issue...and expected to go in Court ..

Regd Exits- There is Only ONE Clover Leaf planned at the Bridge across the expressway. Thats its. This is the Confirmed Report from reliable sources in Jaypee. Whether it makes sense or not doesnt matter. But this is ONLY in case Jaypee takes over expressway.

25. NRI Residency Sector 45 , Pari Chowk, Plots at expressway - The company is primarily owned by Ms. Mayawatis Brother. Thats how as unknown company got top locations in Noida, Greater Noida and Yamuna expressway. This was for info sake..what one makes out of it...depends form person to person.

Thats marvellous service rendered by you , Zohaib.
This thread shall be the basis of many retail investments/transactions to be done in future.
Only concern is Delay in the proposed development , with JP being chief Organiser/developer here...he shall launch Kosmos/Kasa isles and divert the funds elsewhere , eventually tormenting the retailers/end users

All of us will appreciate your nice assisment of this location , idont v much idea in RE , i had booked in logix blossom county, 1075 size flat as end user/investor ,
where my investment is worth as i m seeing flood of projects in noida /gr. noida these days.
Please give some light on following points-
1) along the noida expressway till pari chawk from mahamaya flyover , is there 5star hotels are coming
2) as expressway is good mix of residential+commerical+industrial , investing in 1 bhk studio apartment in projects like 3c/jayeepee is worthful from 5-8 yrs investment plan.
3)where my investment in logix blossom county is worth or not i had booked there at 3210+125plc+st in may-10(all inclusive).
4)in 5-8 yrs time what do u think expressway would be the best location in ncr , excluding gurgaon , delhi itself.

Pari chowk....Jaypee spa and resort inside Golf resort, Hyatt just 1 kms on right of pari chowk, radisson next to Hyatt

Yes, in my opinion, Noida expressway is Top class area in NCR
But please stay away from Low end builders.
A builder who has a good project in its belt is safer.
See what happned to Parasvnath in Sect 93 ??

Same thing will happen in future...premium will be based not only on location but also quality and the only option a common has in choosing an under construction property is to see the already constructed properties of the builder (PLS FOR GOD SAKE NEVER BELIEVE IN SAMPLE APPTS)

3C Zing will always command higher price than Paras Seasons

Exclusive features will also matter...such as proximity to Golf course, Five star, Proximity to Metro, etc

I am not aware of the history of rates in projects..but Logix is in good location...Builder is good and project has a good layout.
Metro proximity will help you a lot.
In MY Opinion if one is paying a rate of Less than 3800 Psf ALL INCLUSIVE (Excluding Registry) in a Good Builders project in this region stands to gain.
Rates after completion and with metro work starting will be around 5000 psf.The better your project..more the premium

4)in 5-8 yrs time what do u think expressway would be the best location in ncr , excluding gurgaon , delhi itself.
Noida expressway even today is an excellent location.
There is Nothing like Best Location....You have best locations in Delhi, Gurgaon, etc etc...One cant compare cities.

But In Noida-Greater Noida region...anyone who concentrates on Noida expressway and Pari chowk..will not be dissapointed

This is my personal Opinion spl for END USERS

Just one query - The clovers on the 93B flyover are existing.

But will they be connected to the expressway - and will there be exits and entry for the expressway at this point?

Current alighnment of clovers is for the service road being/already built.

Exactly...The clover leaves are already there....they will be connected to Expressway ONLY if Jaypee Takes over the Expressway.

Also i would like to add that this handing over expressway to jaypee has been done on paper already....The noida authority will NOT increase the lanes of Service lanes adjacent to it...because thats supposed to be done by Jaypee.

Jaypee has to increase the lanes to 8 lanes, make the adjacent service lanes wider. Thats already signed and agreed upon.

In case The expressway is tolled then Jaypee has to to this...and full maintenance of Expressway. The clover leaf will be connected to Expressway. Thats why the toll plaza will be near Mahamaya bridge...because from there either you take the service lane and avoid the toll...or you pay toll and exit either at clover leaf or pari chowk...Nothing else..
Handing over was supposed to start from this year..but has been delayed as the govt. in not interested in taking up many matters at one time....(agitations)

In case expressway is NOT Tolled (which is most likely..as if authority starts work on Toll...then expect a PIL in court)

Service lanes will not be expanded further
Expressway will not be made 8 lanes
Spot maintenance will be done

And by the way did anyone notice..inspite of CWG cycling competetion on this road...the road was not given a fresh layer or tar, but only spot work done
Reason...Noida authority doesnt want to spend so much on it now...knowing that soon this expressway will be handed over to jaypee.

Noida authority will hand over the expressway to Jaypee then Jaypee will make this road 8 lanes...expand the service lanes..and then put a toll plaza to start charging toll.

dear zohaib

whats ur take on noida authority duplex sec 135, by your observation then , these duplexes will give bumper returns. as they are located in a special development zone, close to jaypee 5 star hotel, Unitech sez, no other sector around, only yamuna greens. very low density.

For and End User..its useless...No facility and no maintenance
I would not even recommend a DDA flat to an end user forget Noida authority

For investor....investors just have to worry about making money. As long as returns are good...they are happy.Whether its Noida or Hapur Village..doesnt matter
I have always refrained from commenting for Investors

This is my personal opinion..for END USERS
