I feel the rate is on higher side, considering this fact that it is just 9 kms before pari chowk, and also the area is not developed compare to pari chowk.
and the current rate of pari chowk (NRI citY- topmost) is near around 27K sm

What other feels?

-- If you buy at pari chowk - you pay 100% upfront (not in CLP) + maintenence meter is on from day one.

-- value of this land will always be more bcoz of NOIDA tag and it's surrounded by SEZ.

PS - This kind of plotted investment is best for investors ( specially who has a holding capicity of minimum 3 years +)

let see what there plan is for this project.

measuring distance from pari chowk doesn't make an sense. measure it from delhi border. places closer to delhi will always be costlier with delhi on top.

I know place closer to delhi should be costly....but i feel that extra cost too much.

Completely agree with sbajaj for *noida* tag

I feel the places at the end of Noida, like Jaypee Aman should be cheaper than Pari chowk. They have just 4-5 km advantage, but there position seems like na ka na ghat ka. Doesn't look like the area will get developed in near future.

Something fishy in this project ?

yes the same thought is coming in my mind too, that area has advantage of only 9km -that too on expressway road (i.e drive of only 5mins). if the expressway exit points are too far and someone take to u turn or cover some section through sector road then this advantage will also go off.

Disadvantage:-

1. it is 40% costlier then pari chowk
2. for comparison i have taken the rate of NRI city, which itself is well developed and good place. So the point that 3c will deliver good city is no more looks very attractive.
3. parichowk is better developed and surrounded by basic amenities.

Advantage :-

1. *Noida Tag*, buy this without any hitch
2. 9km closer to delhi.
3. No upfront payment

What others think ?

There is no launch from 3C for plots apart from YE.

Venky 2-3 weeks back I had an option to switch from Pavilion court to Star court. Which i refused. for 2 BHK 1461 I had a very good offer but refused thinking it is in greater noida. Tomorrow there will be property show in Dubai, Jaypee is participating in it. I may talk to them again.

MM there will be a launch from 3 C on Noida Express way..
