I thought, i would share this with you.
I have been reading lately, how pavilion court is rightly described as an inferior property in comparision with orchards in terms of quality and other things. Here are my questions-
1 So, as an investor would it make sense to transfer the funds from pavilion court 1170 to orchards 1798 unit? If yes, when?
2 Now , the difference between two is around 1200 Rs, assuming pavilion at 6400 and orchards at 5200. Will this gap increase during the possession of pavilion next year? would that be the right time to transfer the funds in orchards?
3 Also, how good is 1798 unit in orchards ? Do you think it has potential to be considered as one of the better properties of orchards? Try comparing this with pavilion court 1170 unit.
4 Also do you think that the orchards and pavilion court should be at the same price , 7 years down the line?
5 I also want to know about the complimentry golf membership if that was given orchards, if yes , is it available with 1798 unit as well?

PS- Here is my one comparision between these properties, i am attaching the pictures to show the difference, in pavilion court the windows are ceiling high, which give a rich look in all the rooms, but in orchards the windows are small.

1798sqft comes in 6 positions of a tower...
Unit 02 n 07 are partial golf view...
Unit 03 n 06 are full golf view (best ones)
Unit 01 n 08 are non golf view (Avoid them).
Layout, no doubt, is among the best in the whole WT with a rich n luxurious feel...
How can you say that orchards has small windows.. I was anticipating big windows only... According to Veeru Dada, even Aman has big windows(sliding), so why not orchards..
L&T will do whatever will be best for Orchards..
I recommend u to transfer but after 2-3 months.. 300-400 bucks are expected more from pavillion..

Regarding free GC membership, its not there now..

Hi All .

I am getting some options in 02/07 but either they are below 4 or above 28 ? Personally not liking any of them ...

I know the USP of the project is GOLF view but with all good units sold out ( OR kept by management ) what should be the final call ?

I want yo buy something in GC side only else will move out of Jaypee .. Suggestions ?

Abhinav there are only 20-30 flats of 1235 sqft in orchards.. That too in lower floor below 4th...
So those are to be completed avoided because if ur unit has no golf view in orchards, then ur unit is as good as any other unit of krescent/GI...
Although gentry will definately be better in orchards as compared to Non GC side projects.. So thats a plus...

I consider myself a bit stupid when it comes to numbers, so please forgive me if my calculation is wrong

Jaypee has debt of more than 50,000 crore in his books

EMI of 5 lacs ............5k per month
EMI of 50 lacs ..........50k per month
EMI of 5 crore...........5lacs per month
EMI for 50 crore........50 lacs per month
EMI for 500 crore.......5 crore per month
EMI for 5000 crore......50 crore per month
EMI for 50,000 crore....500 crore per month....i.e. 6000+ crore per annum

Jaypee has to borrow money from other business come what may - YEW/F1 cannot be sufficient to service a debt of this kind.

Plus they have to build many townships - where is the money ?

Jaypee Wish town noida is more or less sold - I have my doubts Jaypee will be able to serve this debt on the basis of selling RE in other townships ( sports city etc ).

Long term is not that rosy.

What do you say guys ?

Which tower you getting the unit, 02 unit in A1 and 07 unit in A3 is good unit.
