Default Noida expressway is a realty hotspot

The 23km-long Noida-Greater Noida Expressway is turning into a hotspot for realty development.
Considering the fastpaced development of infrastructure along the Noida-Greater Noida Expressway, developers, realtors and property professionals are all upbeat about the future prospects of real estate in this emerging hot location.
The six-lane Noida-Greater Noida Expressway connecting with the 165km Yamuna Expressway promises to put property in these twin real estate hotspots of the NCR on a fast track. Special economic zones (SEZs), hotels, and commercial and residential complexes coming up on the Noida-Greater Noida Expressway offer great scope for strong and sustained growth for all real estate segments.


There are 40 sectors along the expressway that have been divided into four zones under the Noida Master Plan 2021 to ensure balanced development amidst population explosion.


Three kilometres of the 23km long Noida-Greater Noida Expressway falls under Greater Noida and the rest in Noida. The 321 hectares of Greater Noida land, which is within 1km of the expressway, has been a major source of attraction for realtors, IT companies and educational institutions among others.


The authorities have also planned development projects on each side of the expressway, in phases, to boost IT and ITeS services. Noida-Greater Noida Expressway is going to experience unprecedented developmental activities spanning residential, commercial, as well as institutional sectors. This developing area provides all social and commercial infrastructures facilities to residents within reach. Developers see the area having tremendous potential for residential and commercial projects.


Supertech's Eco City, on 14 acres in Sector 137, Greater Noida-Noida Expressway, incorporates ecologically responsive urbanism at work in which the environment behind and between buildings are as important as the buildings themselves, and in which energy, water and resources are conserved whilst maintaining human comfort.


Mohit Arora, director of Supertech Group, says: "The roofs and walls, pergolas and water features, vegetation and choices of materials are all intended to create a micro climate of a moderated, comfortable environment. The architecture of the complex incorporates features of a high level of environmentally responsible design. The buildings in Eco City will have natural ventilation systems, use of renewable energy through solar panels and utilization of other recycled material."


Eco City comprises of 2, 3, 4 bedroom and studio apartments, with the plot areas ranging from 800 sq ft to 2,275 sq ft. Floor plans are three-four side open and artistically designed with vastu friendly features. The project will have 1,600 units and is slated for completion by 2012. Prices of the flats start from Rs 35 lakh onwards.


Supertech's Emerald Court, with an area of 70,000 sq metres at Sector 93, Noida-Greater Noida Expressway, is one of the largest projects of the group. Here, construction is in full swing. Emerald Court is a multistoreyed project consisting of 17 towers, out of which two towers are centrally airconditioned. It has five types of towers — Aster, Aspire, Bluestone and Emperor — and all of them have their own unique features and specialties.


Emerald Court offers odern three- and four-bedroom apartments and penthouse with world-class specifications that perfectly cater to the tastes of the highly demanding nouveau riche. The apartments are four sides open and come with both airconditioned and non-airconditioned options.


R K Arora, the CMD of Supertech Group, says: "The prime features of the project are hightech security, dedicated parking, modular kitchens with piped gas supply, wooden flooring, odern toilets, in-house maintenance services, etc. There is an in-house club with 5-star services. The lush green surroundings of the area are also surely going to add to the spell of enjoying a good lifestyle in these homes."


Emerald Court itself will have a central park spread over three acres and there is also a 40-acre city park adjoining the project. As the project is located just 6km from the DND flyway, the distance from Delhi is not a barrier. In fact, you can reach Delhi in minutes driving down the sprawling roads. And the fact that the place is located on the Noida-Greater Noida Expressway makes it easily connected to other parts of Noida and Greater Noida. Sector 18, the entertainment hub of Noida, is in close proximity while NRI City, Biotech City, Medical City, IT City, and Film City are just a few minutes' drive away.


The project offers 3- and 4BHK of 1,750-2,290 sq ft and 2,535-2,810 sq ft, respectively. The five-bedroom penthouses are of 4,330 sq ft with a price tag starting from Rs 1 crore. Rate goes up according location and floors.


Along the expressway, a knowledge park is proposed to come up, which will have 24 engineering and management institutes. At the Noida end of the expressway, in Sector 93, the existing landmarks are Amity University, Balak Inter College, Lotus Valley School, Logix Techno-Park, Mayoor International School, Parsvnath Prestige Apartments, and ATS Green.


According to the plans of Noida Authority, Arogya Dham, a super-specialty, international-standard medical city is to come up along the expressway on over 50 acres, which will also have commercial establishments, residential options for the attendants, wide roads, lush green landscape and parks and open spaces.


Other high-end projects are two premium residential projects from Unitech, Unitech Cascades and a golf-themed residential condominium, Unitech Grande.


Amrapali Group has also launched Amrapali Platinum in Sector 119 and Amrapali Zodiac in Sector 120.


Logix Group's Logix Blossom Greens in Sector 143 offers luxury 2-, 3- and 4BHKs, penthouses and villas with private parking area, an exclusive tower dedicated to senior citizens with a dedicated lush green meditation park, a word-class clubhouse and private lawns for ground floors.


Omaxe, another major player, has launched their premium luxury residential projects like the Forest and the NRI City, along the expressway. Utopia, a project from Eldeco, is spread over 18 acres and promises every facility a resident may look for. One of the fastest growing real estate companies, 3C, has also come up with an eco-friendly project along the Noida-Greater Expressway. Vidur Bhardwaj, the director of 3C, says, "We are completing our projects like Shunya, an ambitious project based on energy conservation system, along the expressway."


Rakesh Yadav, the MD of Antriksh Group, says: "Noida Expressway has become the hub of realty activities in Noida. The eight-lane expressway connectivity is a major contributing factor for the growth of real estate development around the stretch; also, close proximity to Noida is a boon. A number of highways parallel to the expressway have also been planned to ease the traffic further."


Prasant Tiwari, the MD of Prateek Group (which launched Prateek Laurell in Sector 120 and Prateek Wisteria in Sector 77), says: "Although most of the projects involve high investment, projects for middle class and limited budget buyers will also be developed in a 3-5km stretch along the expressway at a proposed rate of Rs 5,000 to Rs 7,500 per square feet."


Five-Star Hotels on Course


The recent Supreme Court verdict, which settled the dispute of allotment of 14 5-star hotels plots, will ensure that 5star hotels with malls will be on track in Noida-Greater Noida Expressway. On the direction of the apex court, the Noida Authority has now charged 70,000 per sq metre against the earlier allotment price of Rs 700 per sq metre. Already, six developers have deposited the amount and got land in their possession. These are Clarkston Hotels Pvt Ltd (a joint venture of Supertech and Gaursons Ltd), Eastcoast Star Hotel Pvt Ltd, Somap Hotels Pvt Ltd, Minor Hotels Pvt Ltd, Metravend Management Ltd and Saamag Royal Hospitality Pvt Ltd. Clarkston Hotels Pvt Ltd has been given land on Sector 98, Noida Expressway.

NOIDA EXPRESSWAY: AN EMERGING HOT LOCATION

The Noida-Greater Noida Expressway is going to have unprecedented developmental activities spanning residential,commercial,as well as institutional sectors,in the next 5-6 years.A K TIWARY reports


The 24.53km-long six-lane Noida-Greater Noida Expressway connecting to the 165km long Yamuna Expressway is emerging as one of the hottest locations for real estate development.The expressway,built at a cost of Rs 400 crore,is witnessing unprecedented developmental activities spanning residential,commercial,as well as institutional sectors.

The developing areas here are providing facilities to residents,which are within their reach,with all social and commercial infrastructure in place.Developers have also taken considerable interest in the area and are lining up here with residential and commercial projects.

Sectors like 94,95,96,97,100,101,110,107,and 137 along the expressway offer great scope for strong and sustained growth for developers in all real estate segments and realtors.Property professionals are upbeat about the future prospects of real estate in this emerging location.

Mohinder Singh,the chairman of Noida,says: "The authority has plans to develop an internationalstandard sports complex along with other prestigious projects in the area.The India Expo Mart,Noida's answer to Delhi's Pragati Maidan,is already operational,which has come up at the end of the Greater Noida Expressway.Along the expressway,a knowledge park is also in the pipeline,which will have 24 engineering and management institutes.At the Noida end of the expressway,in Sector 93,the existing landmarks are Amity University,Lotus Valley School,Logix Techno-Park,Mayoor School,Parsvnath Prestige Apartments,and ATS Green.In Sector 107,Amrapali's 'Heart Beat City' offers premium residential property for sale in the form of 2-, 3- and 4BHK apartments.The project is equipped with modern amenities.Another project of Amrapali,Hanging Gardens,offers 1-, 2-, 3BHK studio apartments with world-class amenities at a very affordable price.The Hanging Gardens reflect the aesthetic amalgamation of technology and nature in creating luxurious homes at affordable prices.Amrapali's 'Sapphire'in Sector 45 also holds out the promise of giving maximum comfort to residents.

Vidur Bhardwaj,the director of 3C company,says: "Spread over 10 acres,the Lotus Boulevard Espacia offers a host of luxuries,each balanced to perfection with green benefits.Another project 'Lotus Panache',in Sector 110,is based on 'net zero energy technology'.This building will not only have low energy demand through an energy efficient design,but will also take care of its own electricity demand."Also,3 C's 'Lotus 300',in Sector 107 in Noida,provides a perfect medley of luxury and fashion of 3 and 4 bedrooms highend luxury apartments and duplexes,all in varied options.

Ashok Gupta,the managing director of Ajnara India Ltd,says: "Located in Sector 121,'Homes 121'(a joint venture of Ajnara India Ltd and Gulshan Homz Pvt Ltd) is a budget-homes project.It has a strategic location and is in close proximity to the proposed Metro station.It has world-class infrastructure,residential and commercial complexes,shopping malls,multiplexes,schools,hospitals,a community centre,parks and shopping centres.This project has all the facilities that people desirous of settling in Delhi and the NCR demand."

NOIDA: INFRASTRUCTURE UPGRADE

The Noida authority is taking up several infrastructural projects like six new Metro networks,six elevated roads,flyovers,underpasses,multilevel parking lots,and a new bridge on the Okhla Barrage in line with the Master Plan 2031.

To provide better transportation and commuter-friendly infrastructure,the Noida authority is all set to start work on six Metro networks,multilevel parking,two major road linkages,six elevated roads on the main road and a number of flyovers and underpasses.This will push real estate values in Noida.

According to a work plan prepared by the Noida authority,six elevated roads will be built on six of the busiest routes along Sectors 21 to 12,56 T Point on master plan Road 1,Sector 60 to NH-24 on master plan Road 3,Sector 49 to 110 on DSC Road,Vishwa Bharti School to Sector 61 on master plan Road 2,Extension of Film City flyover up to Atta underpass and Sectors 19 and 27 near Spice Mall;this will greatly ease the traffic congestion in the city.

In addition,new underpasses and flyovers have been planned at ten places like Sectors 37,125,94,95,35,51 Crossing,Sectors 19,20,26,27 Crossing,Sectors 19,27,18,17 Crossing,etc.The Noida authority has also approved a 5.8km elevated road parallel to the Shahdara drain.Starting from Sectors 14 and 14A onto Sector 95 and Kalindi Kunj,the four-lane stretch will cost Rs 525 crore.This route will provide an alternative route between Kalindi Kunj and Noida,and will ease traffic congestion on the expressway.

S K Dwivedi,the chief executive officer of Noida,said the new Master Plan 2031 projects a population of 25 lakh,19 lakh more than existing population.Keeping this in mind,roads connecting to each sector have been proposed to be widened to 45 metres,from 30 metres.In keeping with the traffic plan,Dwivedi says the authority is already working to decongest various bottlenecks that are coming in the way of smooth movement of vehicular traffic.Roads like those in Sector 18,Rajni Gandha Chowk,Sector 37 and Choura Mode,among others,have been widened to meet the growth of vehicular movement.In addition,to ease the traffic load,an additional bridge would also be built on the Okhla Barrage,parallel to the existing Yamuna bridge.
"Undoubtedly,till a few years ago,these roads were very wide and were good enough to service the existing population.But now,they have become inadequate for smooth traffic movement.According to the new master plan,the city has a high score in terms of modern amenities,and has a healthy environment.The connectivity to New Delhi and Gurgaon has also made Noida a destination for business travellers and investors.With the implementation of a work plan according to the Master Plan 2031,the authority has been working on different schemes to strengthen and build upon the current advantages the city already has,"Dwivedi says.
New parking lots


Parking is a major problem in Noida.Over the years,the space crunch for parking vehicles has risen to an alarming proportion because of a lack of planning.Traffic chaos is a common problem,as limited space for parking leads to improper parking across roads.Vehicles are parked on the streets and the footpaths,creating bottlenecks to regular traffic flow in many areas like Harola Market,Sectors 6,15,16,62,etc;entering Noida during peak hours is difficult,and can be harrowing.A large number of vehicles belonging to BPO companies can be seen parked haphazardly,on roads in Sectors 16,3,24,58,59,60,61 and 62.

To free the city from these traffic woes,the authority has planned to open new multilevel parking lots in the city in Sectors 5,8,18,57 and 63.The authority has already approved the final design for the parking lots that lie in four industrial sectors and one business sector of the city.Dwivedi has directed the respective officials to expedite the process.Senior managers of the authority have already discussed the plan with consultants,engineers and architects.According to the plan,Sectors 5,8,18,57 and 63 have been selected for these parking lots,as there has an acute shortage of parking space in here.Multilevel parking lots will be built in other residential sectors as well.

new bridge on Okhla Barrage


Okhla Barrage,which connects Kalindi Kunj to Noida and which was opened to traffic in 1986,will have an additional bridge running parallel to the existing one.Since then,it has been under tremendous pressure with an explosion in the volume of vehicular traffic.Keeping this in view,the authority has decided to build a new bridge parallel to the existing one,which is also a part of the master plan.A detailed project report (DPR) is being prepared by M/s Holtech Consulting India Pvt Ltd and the bridge is likely to be completed by 2013.

The existing old bridge will be also be upgraded soon.For this,work will be taken up in phases on both sides of the carriageway.During the repair work,one side of the bridge will be closed for a month while traffic movement will be allowed on the other side.
S K Dwivedi,chief executive officer of Noida,says: "The existing bridge on Okhla barrage was designed to cater to only around 10,000 vehicles.But right now the daily volume of traffic is over 1 lakh vehicles.Under a decongestion drive,the project will be completed within the time frame."

The Okhla Barrage was built to check the flow of the Yamuna and prevent floods.It has a two-lane link on each side to connect Noida with areas like Kalindi Kunj and Mathura Road,which cannot cope with the volume of traffic.Colonies springing up along Noida-Greater Noida Expressway have also contributed to the increase in traffic.No repair work had been carried out on the bridge since it was opened.

The difficulty with Noida Expressway, or pullpaar -- the area beyond Mahamaya flyover, is that everything is far off. One has to come down to Noida for shopping, entertainment, leisure etc. So, if Noida is coming with options why go to a place with long term benefit.

Noida to lot of outsiders is nothing more then Noida e-way. When we talk about noida to them. Their only impression of noida is the expressway. Outsiders majorly means NRI's

I must add its expressway and sector-18

EMERGING SECTORS ON NOIDA EXPRESSWAY
Sectors 137 and 143 on Noida Expressway have a bright future owing to good connectivity with Delhi and Noida, development of schools, commercial hubs and, with hospitals nearby. reports


Sectors 137 and 143 on Noida Expressway are contributing to the growth chapter of this area, as these sectors have seen the establishment of multinational companies and the development key residential projects in the past few years.
These two sectors have a bright future due to good connectivity with Delhi and Noida, development of schools, commercial hubs and hospitals nearby.
Developers like Logix Group, Paramount Group of Companies, Sikka Karnam, Supertech Ltd, etc, have established their presence here. While Sector 137 is halfway through in terms of construction, Sector 143 is still going through the labour pains.
For realtors, Sector 137 is a better choice as it has maximum demand due to proximity to Delhi. It has a good scope for appreciation and therefore, is a very good choice for investment purpose. Sector 137 is close to corporate and commercial districts and is a perfect option for the working class. In addition, there are many schools and hospitals in the vicinity. Ankit Jain of Nirman Associates says that the proposed Metro line promises a station on Sector 137 and 142 Cross Road. This sector is also seeing many projects and is definitely a fast-growing area.
