Electricity, law and order and all other public facilities will always remain an issue in Noida as compared to Delhi, whosoever may be in the govt. This is actually an issue of DNA difference betwn Two states. I advise Delhi anyday for own consumption use

Hi,
As an end user, i would highly suggest dwarka. With your budget, you would have a lot of options.
I think ppl are confusing home to live with investment. Delhi/Dwarka over noida anyday.

I'm in same situation as you are and I have been studying the market since last 2-3 months. I am not in a hurry because I'm currently living in my own house in Rohini and looking to move to East Delhi or Noida side because office space is much cheaper in Noida and I need a bigger office. I already own a booking in Logix Noida sector-137 project and this flat will likely be ready for possession by 2013 end.

Location wise I have liked Mayur Vihar phase-1 societies because of their proximity to existing metro station and no problems related to electricity and water. A 3BHK flat in decent society in Mayur Vihar-1 will cost upwards of rs 2 Cr. These are 20-25 years old flats but still gentry is good in these societies.

On the other hand 3BHK RTM flats such as 3C LB in Noida sector-100 will cost say Rs 80-90 lacs everything included. I am assuming Rs 5500 psf all inclusive price and 1500 sq ft flat for approximation. That is what will fit in your budget and mine too without any problem.

You wll not find a legal and decent 3BHK in Delhi within your budget of 1 Cr. You may look at floors in areas as far as Vivek VIhar, Anand Vihar, Preet Vihar and other such colonies. I doubt you will find even a 3BHK floor in your budget in these colonies that are half-decent. I'm sure you don't want to live in Seelampur, Shahdara etc.

As far as ground situation in Noida is concerned, you will face shortage of electricity and water quality will be bad compared to Delhi. So you will pay heavily for electricity generated by builder's gensets. No doubt security is worse than it is in Delhi and with party of criminals and muslims (SP) back in power in UP, you can bet that security situation will deteriorate in coming years.

All in all, it is a tough decision to make because even a sum as big as Rs 1 Cr can't buy a decent 3BHK in Delhi now a days and moving to Noida or Gurgaon is like making a huge compromise on quality of life.

In east Delhi only few areas are recommended by me Like Mayure Vihar-I & II,IP Ext.Preet Vihar, etc. not Mayure Vihar- III,Kondli,Dilshad, Shahadra, Vinod nagar, etc. no matter its in Delhi but quality very low...see and believe

Cut him some slack.

He is looking to buy in Delhi (like most of do) but is not finding anything good enough within his budget and his budget of 1 Cr is not an insignificant amount either. So he is wondering if situation in Noida is actually that bad that it is not even worth considering? Such threads belong to either of the two forums, Noida or Delhi. Nothing wrong with that.

Cookie has also replied by suggesting some of the areas in east delhi...he did not talk about noida at all...

Sir have you seen Vasundhra Enclave in new delhi....It is before Mayur Vihar Phase 3.... Location is good and societies r also good.
The only thing which wondering me the hard water (no mcd water and due to it's close proximity with Noida Industrial area) which i checked with couple of people. In some societies 3 bhk is available at around 1 cr.
