The nuisance can be less as long as buses avoid service lanes and have direct access to e-way via bridge or flyover....

You can see buses plying in wrong direction when coming out of bus stand in Sec32 next to Metro station....

Theoritically ppl will use this as +ve factor to jack up property value.

Still This ISBT plot is pretty far,I guess 1 Km, from residential area sector-143, unlike sector-32 ISBT.
Infact This ISBT Plot is surrounded by SEZs.

The present ISBT in sector 32 is in front of Wave City Centre and we all know residential and commercial prices of sector 32. People in India want nothing else but the connectivity. This ISBT in sec 144 is definately going to have a +ve imapct on residential as well as commercial prices in sec 143 and sec 144.

A normal ISBT could have been chaotic, but by the description posted by cookie bhai, it looks more like a commercial center than a chaotic bus adda, I too believe it would be beneficial for the nearby area, especially considering that transportation is considered as one of the negatives of this area currently.

this will hav a major +ve effect on residential and especially commercial projects in 137 & 143, 144. UGF , MA and premia (150) are likely to gain a major way; provided the builders can execute their projects efficiently and w/o greed ......... an example of that is MA.

Its going to be a positive for the entire expressway area. After all we all are banking on such initiatives from the authority. Add metro to it and the area would blossom in the future.

Yes Location is ideal.
Ample space and located in the middle of Noida and Greater noida.

Aameen..... nd I can imagine that office gossip 3 years down the line ki

a. yaar, 3 saal pehle 5K AI mil reha tha....... tab paise bhi thay but wait karta reha and now 10k ka budget nahin hae...

b... yaar, mere 1 frnd ne 2011 mein 3.5 mein liya tha saala and 2016 mein 3 guna ho geya.... I was too busy at that time...

c. 10 k is way toooo overpriced.... market will crash sooon so lets wait till 2018

137 and 143 is anyways going to be busy sector with so many commercials planned nearby but Xway will provide a good lifeline in busy traffic conditions...

If this ISBT actually becomes a reality, then it would be without a doubt a very good positive for the region.

A flyover is planned between sector 144 and 168 with cloverleaf to allow smooth flow of traffic in this belt. Thats why though today one feels that approach to sector 143, 168 is a little off due to service lanes, it will without a doubt be excellent in coming years, with the bridge.

Even the Next Foot over Bridge After the one coming up near Amity on expressway is going to be between sector 168 and 144

ISBT is on this very section.

Noida being a suburb has always struggled with Public transportation but a proper ISBT it will add a big push to public transportation on Noida expressway.

The Location is Perfect as from here buses can go direct to West U.P Via Yamuna expressway.

From expressway to sarai kale khan and Delhi ISBT is at is Virtually signal free

As i mentioned in some posts before also, that Indian End users are very different, though they like many things on brochure, but when it comes to actual purchase for end use, they need a Typical Indian Social Set up, with everything available around them.

In North India, less dense regions are prone to security issues.

Buyers like to see lots of activity going within 1 kms of their homes.

SEZs and ISBT will bring 24 hrs movement in this region and make it very likeable for Buyers.

All in all sector 137,143, 168 are all set to be excellent destinations for End Users.

The Impact of SEZs and ISBT will be felt all the way upto Greater Noida and Sector 150, Noida

The only condition: Project should be completed and not stalled
