The best bet will be on sector 137 & 168 as being near to IT corridor & SEZ ,definitely will be hot spot for young professional in near future as primary & preferable residential location.

Go with any good builders preferably Ajnara dafodill, gulshan vivante or logix country.

Make 2-3 FD in bank in the name of your parents/spouse...you will get 9.75% -10% interest per year so approx 28K/month which is anyway better than RENT.

now again take loan of 30 lakh from bank and get 2BHK flat in NA/GN and pay EMI approx 30K/month from INTEREST amount...

so you alerady done with your wish to buy flat 30lakh price also and that too without paying any amount from your pocket... you still have 35 lakh with you..

so you got flat from Bank's pocket

Then put all amount in recurring FD and get higher interest…. Book flat 40 lakh under CLP… and within 3 year… your 35 become 40 in bank and got 5 lakh from bank (after paying CLP installments)

Even in recession time (worst case) after 3 year.. you sell ur 40 lakh flat for 41 lakh... you will still make 6 lakh
