even i think same. 107 seems good. saw heartbeat city, sunworld and lotus 300 today. lotus 300 has limited inventory at 7000 Rs from company and apparently price increasing from 7000 to 7700 after elections. this zone seems golden belt for future investment.

When consequtive societies with same FAR are present, density will be the same. Sec 100 has only LB, so will feel open. But 107 is fully high rise. But still good as the road is very wide. But projects facing Dadri road are a NO NO.

one end of 300 is eway , is the opp road on end the one you are saying dadri road ? on other side should be golf of na , why does it seem a bad road ? i did not see projects facing this when i went to 300 today ?

Well, 107 has the following projects -

1. Sharnam
2. Lotus 300 (Only 300 aprtmts) ..So i hardly count this project to add to the density
3. Prateek (apparantly a Luxury project)..my guess is just 500-700 units...So no problems here
4. Amrapali HAratbeat and hanging...NEGATIVE
5. Sunworld Vanalika - Just 7.5 acres and has some big flats of 3400 sq ft..am not sure but i know the grp, i think they will do well
6. Lotus Boulevard in Sec 100..

Net net , LB and Amrapali are the two high density MIG type products...

more importantly, a big underpass at 98-105 crossing on the same road...Grt non stop connectivity....

went to vanalika today : suprised to know that 2800 size sample flat does not existing, the rep said it was sold out in 2 months of launch. he said they are constructing faster than promised , he explained that it was green project etc..seemed ok, sample f was really good but why any idiot will make a sample flat for a size wich is unavailable. he said sample started when size was already sold out !

saw heartbeat : pathetic staff , the poor guys were hardworking but you cant train anadis to be khiladis if u need low salary staff, it shows, can make out company image with staff

saw 300 : class apart - sample flat shouts : BUY ME and the pocket says LETS WAIT A LITTLE.

went straight to jaypee then to buy orchard : the right balance between heart and pocket !

Default About Prateek Group

Prateek entered the scene as a 'young and promising company' in 2005 with Royal Cliff and quickly grabbed the spotlight, mostly for good reasons like one of the fastest completions at Crossings. They adopted a low-cost strategy and their USP had been to provide better amenities (like wooden cupboards, modular kitchen + RO, glass covered shower panel, designer concept paint and use of branded items) even in case of so-called semi-luxury/ budget localities.

The first project which really brought the group into limelight was Prateek Fedora. Apart from its location & the increasing goodwill the group, the buyers found the proposition of a budget locality giving facilities/ amenities of a luxury home really attractive. The group continued with the same strategy for projects like Laurel (Sec-120) & Wisteria (Sec-77).

However, the rising star image of the group took a beating because of increasing allegations of exorbitant prices demanded by the builder for trivial items like electric meter etc during possession of Royal Cliff, details of the same can be searched in the forum. This was followed by news of delay in possession of Fedora-the group's first venture in Noida. Thus the credibility of the group & its owner, Mr.Tiwari was put into question. Also buyers who wanted the comfort of luxury projects at a lower price were disappointed by some of the basic things like finishing work, wall thickness, pillar width, floor height, project density vis-a-vis amenities provided etc. Another aspect highlighted by the buyers in the past is the unprofessional attitude of the staffs.

Inspite of all this, Laurel & Wisteria were sold pretty fast and continue to appreciate well. The construction pace for both the projects is also one of the best in their respective localities till date (taking launching date into consideration). And Prateek group has shown promise in handling multiple projects at once, a doubt raised by many in this forum and elsewhere.

The group's first steps into the luxury domain is Stylome. The group again promises some of the best amenities in its glossy brochure and the price has appreciated really well in its initial days. The construction pace has also been good.

The group operations have found a home for itself by the name 'Prateek Pro-Menage' in Sec-67, Noida. However, Prateek is still not viewed as a premium real estate brand like 3C or Assotech and what still remains to be seen is whether the group is capable of joining the big league.

There staff for sure is pathetic in customer service including the senior people. As long as they can efficiently handle all projects, its fine but I feel they are trying to eat more than they can chew.
I have booked in Laurel last year.

Yes, that is Dadri road. Confirm from online maps.

opposite side is marked for golf course, but that's not sure. If it materializes, then higher floors (10+) facing it would be good. But lower floors will be too close to the road, which runs pathetic Kasna-Ghaziabad buses. High Air and Noise polution.
