yup thats the plan as of now..things are very well on track,,,

company has revised the Price to 6000 already!!!

Expect some action from the developer by this weekend...the billboard that has been put in will be filled in with some exclusive details in the next couple of days...Project launch formalities are taking place with new CEO taking the office...

New CEO....sounds good !!

Tiwariji shaping up Prateek into corporate house.
Hope this will improve Prateek's customer care attitude and build an image in elite category

Hi Senior members,

Looking forward for yr advise.

Have to choose between Prateek stylome and Prateek Edifice for end use and key points here are :

- Both locations are good
- Prateek stylome is cheaper than Prateek Edifice
- Construction has already started in stylome and will get by 2015 whereas Edifice in best case will be by 2016.

What are pros/ cons of both projects.? Pls advise

Please help so that can take decision accordingly.

Location- Both are good, Edifice's is better IMHO - next to 300. This is subjective and some may find Stylome's better. Take your pick.

Price - What price are you getting on Stylome, any resale quote - the company price is 5500. Edifice is 6000 as per company . Subtract some discounts on these prices and the rest depends on your negotiations.
Edifice is trading in resale, get a quote from underwriters. cash flow will be better for edifice even if it is expensive. if you are loaded - don't worry abt it.

Layout - Edifice is Hafeez with all flats green facing - 28 - 30 floors, Not sure who the architect is for stylome - 20 floors.

Delivery - Stylome probably will be earlier by atleast an year. Choose depending on when you want the flat for end use.

Thanks ssncr for a detailed response.

Price wise think we can get around 4400/sq ft bsp in resale (lockin will open shortly) and for Edifice it will be 5500 psq ft bsp.

We are talking of Rs 1000/sqft extra for the new project and a 1 year extra time for delivery. key here is that is it worth to pay this extra money for this project.

Frankly for a end user today issue is that flat prices have gone up so high (we are talking of 1.25 cr) that is requires a lot of guts to go for a plunge.

Further am looking for a resale in Prateek stylome members if any one of you have a 2475 sq ft flat ( max 10 floor ) can please PM me.

The lock in hasn;t opened and the rate is 4400? didn't get that??

Since you are buying for end use in this category, I assume a lot of elements beyond the price will matter to you. You would want an address that you are proud of and would love to call people over.

While the overall look and feel, spaces etc in Stylome can be seen at least in their AV (which can always change of course), but you can assume 80% of it to become a reality.

With Edifice, as of now that is not known. Since you are making the purchase decision right now, it might make sense for you to take the safer route and buy Stylome.

Personally, I don't think the elevation of Stylome is exiting for this appt category, and am hoping Edifice will be better. I also don't like the fact that Stylome has no uninterrupted open spaces, while Edifice has one large central green. For me, while making a purchase decision, Edifice also scored since it is one of the very few projects in NCR with central VRV air-conditioning. While that might eventually become an albatross of high living cost, but as of now I like the feeling of exclusivity that brings in.

While speaking to the Prateek sales staff, even they believe that Edifice as a product will be better than Stylome. In fact I had to advise them never to compare the 2 projects since by implication they are making Stylome look bad themselves. That is unwise marketing!

In real terms, I dont see the quality of life at Stylome and Edifice differing much, so it does make sense for you to save those bucks.
But if you also want to ensure that the house you live in gives you max RoI as an asset as well, then the calculations could tilt in favor of Edifice.
