Default The Rize by Paras Tierea on Expressway...

Came across this ad in Top Floor today...interesting! Ever since our MP, Surinder Singh Nagar, managed to talk farmers into a deal (for three months), Expressway is suddenly getting back into news. This must be the first ad by Paras after Harmit Chawla quit...but how good are the company prospects? The Rize is supposed to be 3BHK apartments only, but I would be really interested in a 1 or 2 BHK...being on the Expressway and close to offices could be really good. What say, seniors?

Check out Logix projects and 3C Zing as well , Expressway properties are always a good buy any way :-)

And , new Manojaa Ji , hello, just 1 post & veteran member LOL

I checked with the agents for studio apartment, which is 450 sqft from 17th to 27th floor, the rate is Rs 4150 psf. But for the 3BHK apartments, there are different towers and different prices (strange)...for ex, Tower 25 is G+25 and starting from ground floor (to 4th) which is Rs 3360 psf, the price keeps getting lower by Rs 50 psf after every four floors...

This is really strange...I thought I was replying to a veteran member's post when suddenly Manojaa's post disappeared!!! Isn't that strange - if it's true - that someone can take someone else's avatar on IREF and make fun of people talking serious stuff here?

Take it as humor Rita Ji , the real 'veteran member' Manoj Ji is more into Gurgaon RE any way.

Paras quality is average , so have a look around the area, lot of quality developers offering 1 & 2 BHK's around this region.

Default Logix v/s Paras

I had seen Paras sample flat when it was launched and must admit that I was mighty impressed. But I know it's wrong to decide for a project by looking at the show flat. However, it definitely left an impression...I saw Logix, but going through posts on IREF, I realised Logix could be taking people for a ride (my personal opinion) as they have some issue with the ceiling height..Purvanchal and Exotica Fresco are two other developers I zeroed in the same sector, but alas! they don't have studios!

Default I was informed by 3C that the architects have not yet released the GF and the top flo

I read in some post on 3C's that there are problems with Lotus Zing, too. Not the nullah, but definitely construction is slow compared to Paras Seasons in Sector 168. Otherwise, there's no denying the fact that 3C's right there with quality...

As for Paras , they made sample flat only after the project was not selling well initially. The project underwriter Investors Clinic made a good quality sample flat. Sample flats are just marketing gimmicks & Paras is not yet an established RE firm unlike Logix , 3C or Purvanchal for example. But , time may prove that Paras delivers a better product than these established builders.

Logix and 3C have 9-9.5 ft ceilings across their projects as has been discussed several times on this forum itself. It could be an issue for a few people, I agree. What height is Paras providing btw ?

Default Paras ceiling height..

The broker would obviously say 10ft, and so would the marketing chaps at Paras. And that's the tragedy of our real estate sector: no one wants to commit. I remember talking to Ajnara Daffodils fellow who kept insisting it's 10ft, but since they had actually not built anything by then, there was no way we could check. So, I guess you could be right in saying that most builders are giving 9-9.5 ft ceiling...unless they advertise specifically as did Assotech for their Sector-78 project...
