could you explain a bit regarding why the location is worst?? it would be great help? Have you already been to the location? actually i have consulted multiple brokers and everyone seems to say that this is the best option in NE. Possesion in 2.5 to 3 yrs which is also realistic compared to any other project

I have not yet finalized this and would visit the site and actual flat before that. Its indeed value for money. I am looking for 1BHK mainly but could go for 2BHK if I find this deal more lucrative. I am still doing ground work.
Less area so Less maintenance charges and More Utility.

Location is not great but if someone says "worst", not at all agree. My Dad had booked the same Area-Flat in Mywood before the farmer agitation. Foundation has already been laid. and the builder has never been unprofessional as far as we have experienced so far.

I would suggest Visit some sites and take final call thereafter. Budget also matters.

Hi,
Thanks for the update......I m surely planning to visit the site by tomorrow. Also i had a notion that this project was not that much affected by the farmers agitation. The construction work has also started. Since your father has booked this flat, do you have any other updates about the progress of the project??? Will this be a good investment over all?

You are right this project had no litigation so work was going on till HC ordered Authority to get the approval 1st from NCRB(sorry I don't know the exact name)
One month back we had visited the office and were told that they are waiting for NCRB approval though Brokers were saying recently work has begun on some projects.Don't have exact information about this.

as far as investment is concern, I wont be able to make comments. since builder has increased rates and the main gainers are those who had booked flats before farmers agitation.

Location does matte but I would suggest go for reputed builder.
Example: Ashiana Location in Indrapuram(IP) has not good location as compare to other location in IP but commands more premium. at the same Jaipuria and Expressgarden, depite having good location are the worst in IP. So think in that way too.

Could you PM the details as I am still hunting for good deal for my self use. I am ok with 2 year time frame. Looking for 1200 sqft 2bhk + study. budget at less as possible.

thanks a lot for the update...........but mahagun is a reputed builder isn't it..........i have heard that their other projects have been timley completed. also in my budget i doubt anything else is there in range. Read an article in times of india couple of days back that buyers are thronging NE now again upon the allahabad court verdict and rates mat go higher soon. with 3yrs time to possesion i guess there will be little appreciation in this project isnt it.
