Default Village Abadi plots ?? 5 % kisan kota plot ??

Has anyone heard about5% kisan kota plots in noida? They are available at much cheaper rates then prevailing rates. And I heard NA allowed commercial activity on 50% areas of these plots. These plots are also known as naksha 11 plots.

Do you feel that its a safe and good deal? Lets discuss this in detail here ....

This might be the best deal in Noida if everything goes well with this deal.

Well...village abadi or quota plots are given to farmers in lieu iof their land acquired by the UP Gov/ NA. These are marginally cheaper than the regular sector plots. However, you need to be very sure of the seller. Generally, the farmers sell their land multiple times to different people...so be careful of the title and tread very carefully unless you buy in resale from the second owner....

the gentry of the neighborhood also needs to be considered..However, farmers usually sell their land in the resale market as they cant resist such lucrative prices and really don't such plots to live in..they usually prefer to stay in villages. or wait for the right time and price to exit.....

commercial activities are allowed for not more than 50% of the area however, theres a bit of ambiguity till now as to whether any conversion charges are to be paid or not...So overall worthwhile considering provided u get good location, price and neighborhood...

Good information Mr prakash. The dealer offered me one plot in village sultanpur in sector 128. The plot is on naksha 11 status, i.e on the very starting position. The farmer has not got the possession yet. What should be the price per square metre of this kind of plot and in how much time we can expect the possession of these plots????

Dealer said we can attach a document and after that the farmer cannot resell it to any other person. I dont remember the name of that document but he said its gonna be a safe deal after that.

According to some dealers its a steal deal.......and the rates gonna shoot 3-4 times once you get the possession.

My interest in this plot is because of commercial activities. We can use it for shops, ATMs, food etc etc etc

I request readers to research about these plots and share your views...

Hi friends,
Lot of kisan kota plots are available in the noida market now. Even lot of brokers are offering these plots online on various sites like 99acre, quickr etc.

Just wondering if anyone of you dealt with these plots ???

Kindly update your views and experience. The last update I had was the approval of commercial activities by noida authority on 50% area of the kisan kota plot.

Hi Sahil,

I have also explored this option to some extent and have heard about plots available in some sectors like 70,72, 112, 122 etc. 50% commercial is allowed as you also mentioned. I have not yet decided on it but have learnt few things to be kept in mind before going ahead with such plots:

1. Genuine Sellers - sometimes duplicate papers are created by fake sellers and / or plots are sold to multiple buyers and you come to know about it only at time of registry.
2. Price fluctuation - Once the deal starts with villagers with token money they start asking for more money and threatening to cancel the deal etc.
3. Rates - While generally these plots are available /valued at 5-10% lower than sector rates, the villagers are asking for higher prices.
4. Location - This is a very imp factor for such plots since a not so good location would be close to village houses which is not something one would prefer.
5. Involvement of middleman - this can be both good or bad for one depending on how the deal progresses.

What are the options you are exploring and plan of action?

Thanks for replying Rajat. Well, I am still working on its details. They are available at much less rate then sector rates. A broker is offering me Rs 18000 psm , but those plots are on the initial stages.

In which sector are you getting a plot at Rs 18000 psm? How is the location?

Is registry of such plots done in the registrar office after paying full stamp duty as is the case when one is buying Noida Authority plots?

Are Noida authority circle rates applicable on these plots? What is the ratio of black/white in such deals?

Are these plots lease hold or free hold?

Since you are having a first hand experience in buying such plots, so may have already done research on these issues. Thanks in advance for the reply.
