I hear that the Blue Ridge Phase II is not doing well . Anyone having any updates on this scheme . What is the posession date for phase II. Hear lot of cancellations have been happening there any idea please upate . Thanks in advance Samir |

Hi ,
Thanks for the update . Can you please elaborate on the list of points you mentioned . Do not think things like kayaking should deter the residential project buyers . Delay in posession is of course a valid point . Being a first time buyer not able to visualise the drawbacks of Gram Panchayat . Think the prestigious projects like these should be able to take care of the basic infrastructure and related things very well , including power cuts and security . Rgards Samir |

currently the rates is 3500 at blue ridge and estmaited possession date is Dec 2010 for the phase I.
The 2 bhk flat goes around 44 lakhs + plus maintainance of 25 K for first six months and then INR 2 per on the carpet area |

Arrogant builder -- nothing more to say about Paranjape. Most of the ppl who bought in BR, are investors seating in US, UK and will not care about the possession.
I still doubt, even if they give possession in Dec 2010, will they have all these amenities working and basis daily need stores in Hinjewadi. |

Kya hai Hinjewadi me? All the offices there I know make you work like pigs, leaving at 7:00PM is like a half day. Good only for bachelors, not good for family life at all. There are better companies all over pune, but none in Hinjewadi. |

home closer to office is always helpfull , if the basic facilities are available.
I was staying in hi-tech city at Hyderabad and its max. 3 km distance for most of the companies and 10 min-15 min commuting time (during the traffic ). the area is well developed in terms of connectivity to all parts of Hyderabad (apart from auto's , on call taxi from at least 5 service providers available at Rs. 10 per km - 15 per km), state transport buses (normal , standard and AC - so depends how much u could shell out , although still buses are crowded), good restaurants, all grocery and other basic needs nearby. Only thing was u have to pay high rent. but i never regretted that due to facilities available and closer office. |

Don't bluff yourself by giving excuse of this traveling time. So if you buy flat you will forever stay in that area right or next 20 years till the loan closes?
Or for that Matter part of city. As in few years it will become impossible to traverse Pune end to end. Hinjewadi is one end. Thats not true for a IT professional or any private employee ! Right ... in 4-5 years you will change company or city .... then one will sell his house here and buy a new one at new place .... again giving stamp duty registration closing loan ?? Go to new place search for a new house to buy and meantime stay in rent.... So this way is it not easier to stay in rented ... no risks ... very flexible .... Plan your RE investment where you have to settle for long time .... or maybe plan in few years when you get your priorities changed.... |
