Anybody seen hoarding around Hinjewadi identifying the site location ?

Reading below line for first time ever from any builder, superlikes to this

Even builder like DSK clearly states that flat will be sold on the basis of carpet area. It means two things
Even terrace will be considered 100 %

Both flat carpet and terrace will be applied latest loading (e.g. 30%), built up arrived at, total price calculated and then conveyed to customer

In Pune dsk has loading of 30 % after considering 100 % terrace. Their project in Andheri (Madhukosh) had loading of 60 % with clearly stated salable !!

So flat sold on carpet area is for benefit of builder and not buyer

Dear pune_friend,
Just a correction. It's DSK Madhuban. Rightly said. It does have almost 60% loading.

I was very keen to know details of Xrbia's site in hinjewadi, googled for nearly two hours and found a presentation (ppt) which reveals there first project in hinjewadi is nothing but Eiffel's silicon city(page 16 and 17 of presentation).

ppt is impressive on papers and theory, I have fingers crossed for implementation.

Is it a worldbank website ?

As per agreement following MOFA, Flats are being sold on the basis of carpet area only. It's a separate story that builder charges on the basis of built-up area and makes an agreement on the basis of carpet area. As a result if the rate is 3000psft say as per built-up area then the rate comes up around more than 4000psft as per carpet area.
In this project's case, builder might have already done the calculations and provided you carpet area rate psft. You need to check this. By the way what's the rate psft?? 

Looking at the title seems this is the first project of Hafeez Contractor in Hinjewadi but actually it's not. There are couple of more. One of those is Kul Ecoloch. As a partner, yeah, this new project may be his first.

I really hope this Rahul Nahar chap is no where related to Nahar group of chandivali & powai which are very notorious for malpractices, can anyone please cross check ?

Dear jitu_sir,

Actually it is both.

DSK madhuban is existing scheme. Madhukosh is a new scheme going on very close to it. I was referring to this ongoing scheme's details but both may be following the same as both are from dsk.

They call saleable as - Total Area including Common Proportionate Area
