Hi,

I am looking for resale 2BHK flat in DSK Vishwa on Sinhagad road, can anybody guide me, is it worth to purchase there and live. What are the advantages and limitation there, since, area is up on the hill and i am doubtful about transportation and other day to day requirments.

available offer is 20L for 710SqFt 2BHK through agent and construction is 8 yrs old. is it worth to pay 20L .

In Jan-Feb a good friend had brought an offer from DSK Vishwa for a 3BHK flat for 26L +Stamp duty+Reg
The lady who wanted to sell was not an Indian national and was keen on moving to her country of origin soon.But somehow someone else came to know of that the other guy infested her mind on not selling that and the deal stood dissolved.

I had visited that flat during that time and earlier too during my visit to other dhayari schemes.

My take was --not worth it!!!
One thing i heard was of a severe water shortage.And the other was the congested road from dhayari phata to the turn of vishwa. hardly can you walk ther in evenings..imagine taking a car there

Regarding the road, it's definitely not as narrow as you are saying. It's not a four lane road, but fairly wide road. Two 407's can easily pass by. As compared to road from Santosh Hall to Sun City is's definitely far better. Taking car on that road is not a problem, expcept the inevitable traffic at Dhayari Fata. After that there is no problem.

I am not saying that its narrow.It's crowded.Effectively = congested

Evening time after 5pm theres so much chaos on the road,one could lose mind over that.Veg vendors will take up half the road during that time.
6-Seaters along with other vehicles clog it to no extent. PMT bus-stop is near the turn to Vishwa.
I am seeing that area since last 8-10 years and have some suppliers for my business and due to PARI ,it has grown immensely (that growth is chaotic)

I had liked the Serenity project close to Vishwa but this road block was the major deterrent for me.

The problem is that there is no alternate road to Vishwa.Dhayari phata itself is very crowded.So is the patch from flyover to the phata.Maybe the alternate DP road behind PARI may unclog this.But i see no chances of that coming up soon.

Oh. Got your point. I agree with it. Road from behind PARI, not sure when it will be complete. I do not see any signs there. But it' really required. Having no alternative roads to main road is major problem in most parts of Pune. e.g Sinhagad Road, Dhayari Phata-DSK, Santosh Hall - Sun City, Nagar Road after Viman Nagar, Satara Road after Padmavati etc

DSKV advs:-

1. Has CBSE school within the premises,
2. Has PMPML service from DSKV to Swargate,
3. Project is located at an altitude & some views from there are good,
4. Pollution is comparatively less than say Dhayari phata,
5. Lot of people are already staying, isn't that secluded inside,
6. Multiple options are available, right from 1BR to Bungalow plots are on offer,
7. Builder is not scorpio chap (though the party he represents:- BSP is worse than scorpio).

DSKVs disadv:-

1. Approach road:- Too conjusted at Dhayari phata,
2. During rainy season, the approach road from Dhayari gaon towards DSKV is waterlogged,
3. Water probs, being on hills means boring won't help in long term as well,
4. Autorick don't ply here, nor is there auto rick stand nearby, need to come to Dhayari phata,
5. Most of the people are old age/pensioners & dominated by people who earlier used to stay in peth areas. So, if you are looking at cosmo/semi-cosmo crowd, this is not for you,
6. Area is full of scorpio chaps, you will find several scorpio MUVs in this area with with white khadi clad scorpio chaps,
7. Late night is risky, lot of drunkards, gamblers seen,
8. You can't walk freely outside the compound due to pathetic crowd, mostly gutkha + scorpio chaps,
9. No major shops until you come to dhayari phata.

Personally, I feel that if you are looking at Sinhagad road, don't look further of Anandnagar tel exchange/indian hume pipe.

I had heard from horses mouth about the BSP venture of DSK

He had got lots of land in UP --blessings from Mayavati for some construction due to which DSK was forced to contest elections with BSP seat from Pune.It is said that armed men from BSP had thronged DSK office and with this clout it was natural for DSK to vouch for BSP.

Otherwise he is a good guy
