Man, don't compare Iris Baner with Iris Bavdhan. The bedroom sizes of Iris Bavdhan are tiny, not even small. You open door & jump on bed .

And there are 8 flats on single floor though builder says it is different wings. Essentially, just 2 lifts for some 100 odd flats . Think about this aspect too.

Btw, last heard the occupancy rate at Iris Baner is very less. Any updates about this ?

I am interested in resale flat at Iris Baner. Anyone knows investor interested in selling 3 BHK in near future?

I am staying in Iris Baner since past 14 months now. Occupancy is around 40-50% (a rough guess I have not gone and counted each and every occupancy). A building has more tenants compared to B building as A has more investor flats.

Other facts- Approach road is a big issue right now as the last 300-400 mtrs from Balewadi and about 500 mtrs from Baner eanch are kuccha.

PMC water is available and no depecndency on tanker water.

Conveyance deed with builder is expected to hapeen in next few months (read 1-2 months). In last GBM the maintenance charge was fixed as Rs 3K/month per flat.

Hi all,

I am quite new to this forum.
I have liked flat in Iris baner, but wanted to confirm few things with residents over there. occupancy rate is really very lase.

I visited three time but saw only couple of persons




Please help!

now I know why occupancy rate is this low in Iris baner...
this weekend I saw one resale flat in Iris Baner. talked to a couple who stays there on rent. water situation is horrible in Iris baner... morning 7 to 9 and evening 1 hr water in kitchen and dry balkany in toilets there is tanker water available. so this family has attached a plastic pipe from bathroom to kitchen-sink.... they are staying there since last 2 years and situation is the same.... also there were many other problems like daily necessities are far. no autos nearby. disputes with locals ..arrogant watchmans..I talked to some more persons whom I met on my way back to my vehicle... I am really amazed... such a nice layout of flats and good construction quality (as of now).. but no basic things available.

sadly I have discarded Iris baner option...

IRIS Bhavdhan they are quoting 5200 psqft
- Carpet Area - 678

- 1000 Saleable area will cost 62.5 lac
- 919 Saleable area will cost 62.9 lac

Difference in area would constitute to the terrace

UPDATE:
Got an email last week from the builder that the flat is ready for possession.
