Default Mystique Moods-Viman nagar

I took a look at this project today and I liked it. The rate quoted was 3600psf. The sales girl was also very nice and will negotiate. The location is good, ie there are no older lmiddle class constructions around like I saw in Chandan nagar Kumar periwinkle or Bt kawades ganga pavillion. I feel the area may develop in a few years. In places like btkawade, chandan nagar, I felt there is no scope for much further improvement since the surrounding old constructions will remain. There is a surrounding slum dwelling feel in those areas. But in viman nagar, I felt that there is lot of scope of improvement. I also felt the same about Kharadi that in few years that area too will become posh because of the vast expanse of land available and new constructions going on everywhere including the ITparks there. There is a commercial complex coming right in front of the project.

Anybody else have seen this project. Anybody agree/disagree with me?

Mystique Moods project is pretty good as they have used space very well, without any wastage.

When compared to the older buildings there the newer buildings there don't have some of the internal features like kitchen trollies, security main door, grill gate for the balconies. Nevetheless it is a good project.

Thanks a lot vrmadhu for the feedback. If you also looking for an apartment at viman nagar area, please keep me posted. I would like to know the project, rates finalized etc.

Also, Is it easy to find maids in this area?. Are you aware if this project have water issues from PMC? Are there enough public transport like buses, autos(not share autos) from this area?

Infact I am looking for projects in Viman Nager. I live here.

Saw Luxuria, area is small only 865sq feet, but the spec is good & possession in June 2011.

Maids are easy to find, but some are quite demanding though. Water is not such a problem as there is continuous supply of tanker water. Regarding autos, there are no share autos, regular autos are there. There are couple of PMT buses that ply to Pune Station & I think swartgate.

Reliance fresh & More are close by.

In their brochure they have written PMC water is available. When I asked the sales girl she said that the PMC will supply water after completion of the project(I think this is what she said). She also said they have bore water and overhead tank and so there is no problem of water supply. But I think I'll also just have a casual talk with the residents there to be sure, the next time I visit.

That sales lady is a big crook..!

I have stayed in Mystique Moods for some time. flats are very good from inside especially fittings in kitchen, large french windows

Negatives:-
1) water shortage
2) Big time electricty cuts...guess thats true everywhere
3) amenities promised have not been given . Ask people who have been staying there for some time now
4) the builder has had a lot of issues in payment to his suppliers and hence the delay in providing basic amenities

This sales lady (Megha..?) will give you better deals thru the broker...

I like this project a lot in terms of internal layout...what I didnt like is the rates which the sales lady quotes ..that changes every few days...Interacting with her gives the feel of dealing with some shady broker.

Eg rates quoted to me & a relative for similar flats were vastly different in the same week..(

One of the local brokers even told us that they broker pays them a hefty cut to her to pass on details of investor flats to them

I know someone who was close to buying an house here at 3600 from investor..apparantly the builder/ or sales people called up the investor & convinced him to wait & sell later at the higher price of 3900-4000 psf..!

Regarding water shortage, yes they are shotages at times, but every time, tankers come & make up for it. Regarding electricity, the problem was before the MSEB meters were fitted. They were fitted few weeks ago. After that there has been no unscheduled power cuts.
