Default Myworld baner

Hi,

MyWorld baner have quoted rs 4050 per sq feet (2 BHK 52 lacs) . Its like off baner road near D-Mart . Project is by Rachana and achalare associates . Any idea is it worth? Any idea about the builders ?
I also visited bravuria . It goes upto 49 lacs . on baner - balewadi road . Which is better option amongst these 2

Pls check out some links on MyWorld (same old project:- Technopolis relaunched under the name of My World) on this forum for more info.

Regarding Bravuria, have a friend staying there in A building. He bought his 2BHK for 34L all inclusive, in september last year. Try negotiating hard with the builder (Mr.Patel). Also heard some complains from a buyer group, from whom this builder had taken booking cheaques during diwali. Just last week, he asked everyone to collect back their cheaques. Reason- He now wants 300rs/sq.ft more (his level of greed increased in jst a month )...whole group has refused to pay. IMO, not at all worth paying more than 42L. For more info..PM me, would be glad to give more details.

Technopolis was launched in 2008 just before the recession started. This project had big spacious flats (read : more than 1700 Sq Ft 3BHK).

The same proj has now been relaunched as Myworld with smaller/medium sized 3BHK (1420-1480 Sq ft for 3BHK)

Regarding the JV, have unconfirmed reports that land belongs to Achalare and developement is being done by Rachana - Check out the Beverly Hills project in Baner by Rachana - the project layout, facilities are very similar to MyWorld.

One major issue is proposed DP road, but builder claims that the part of road from Baner road till project (around 300 mts) will be ready before mid-2012 which i think is the possession date.

Interestingly if you visit Park Express (Pride Builders), the approach to their project is the same proposed DP road and they claim it will be ready by 2011-end.

I visited MyWorld 2-3 months ago..the builder was ready to negotiate to 3850 if 50% cash is given upfront. But since its underconstuction and the project is relaunched gave it a miss.

Greed is the biggest thing which damages businesses & relations. I won't buy anything from such chaps even if they reduce prices by 40%!! I avoid buying such things from these type of people, be it anything.

Btw, Gary, forget what builder says about DP as it is not in his hands. I suggest you check Sun Planet (Mittal Group) thread where project has been delayed just because there is no approach road.

This means the agreement will be done at INR 1925/sq ft rate, so, the ready reckoner is far less than what builders state.

Real : I visited this site a couple of times - last time was 2 weeks back after 7PM just to check out the access road.
The specifications, layout look decent to me.
The branding of "Festive Homes" is all marketing gimmicks but overall I was satisfied with layout, location.


As discussed above, the only issue is DP road. I think the situation here should not be as bad as in other projects with DP road because

1. This project is just 200-300mts off main Baner road
2. There is an existing road from main Baner Road to this complex. Although this road is small (i.e. enough for only 2 small cars) but at least it exists.
So even if we consider the worst scenario (no DP road at all) still the project wont be cut-off from the main Baner road.

Narrow for only 2 Swifts/Vistas .....

Instead of pointing out semantics in other's posts, if you can share something more sensical (like builders reputation, views on layout, location, etc) it will be more valuable......
