HI dd2000. have not heard from u since long. thought i should inform u regarding the state of derabassi property. as we had discussed earlier the saidpura area has seen consistent rise since last couple of months and property prices have appreciated by 2000to 3000 rs psy on barwala road. the appreciation is likely to continue as there is good demand from industrial units and investors.

Thanx for reviving the thread.

I think the next wave of reasonable and rational appreciation would be in nearby towns of chd especially on national highway- like derabassi.

I had bought land on derabassi - barwala road about 18 months back and i m really happy with the developments.

I have got RTI response of MC derabassi office regarding their approval to extent MC limits in meeting in nov 2011- they gave me copy of minutes of meeting.
I was just waiting for formal declaration of the same by govt of punjab.

Visited the barwala rd about a week back, was surprised to find project by LEAFSTONE developers just after ATS project, just near to my property

I want to develop my property for regular returns and would like fresh and innovative suggestions.....will PM u later

yes......there is inauguration of new grain market on barwala rd somewhere.

other than that there is prpposal for judicial comlex also.

plz find details,

Hello guys...I wanted some opinion

I am currently not able to make my mind beween Nirmal Chaya in Zirakpur vs. ATS Lifestyle (New Apartments project...booking in CLP). If the Derabassi area has potential, then I will go for ATS. Please share your point of view

bittu ji in my opinion u should buy in nirmal chaya. i have stated earlier also in this forum that derabassi is giving gr8 returns in agricultural, commercial and industrial investment as it is emerging as an industrial hub in the region, but when it comes to residential property it simply does not have the allied infra which zirakpur has. hence in my opinion if buying residential property go for zirakpur otherwise derabassi.

Nirmal chhaya is ready to shift optimized for personal use property. Go for it if u want to live. ATS can never get the locational advantage(1.5 KM from chd border), that Nirmal Chhaya has.

jatinder ji i had personally visited ATS derabassi. the flats are excellent with gr8 quality work but r simply 2 expensive for that location and then there is no infra. can u please share the rates in nirmal chayya and ticket size.

I wont say that quality of Nirmal Chhaya is excellent, its average. However the location, the infra, the occupancy make it a good place to live in. The ticket current rate in resale is 2.9-3K psf depanding upon the floor/PLC etc of the flat. 3BHK flat is 1895sq ft, so the ticket size comes to be about 55-60L. Everything is in resale.

I agree with Jatinder and Nikhil......

For residential purpose zirakpur is far better than derabassi.
As suggested by jatinder, Nirmal Chaya is good option.

Personally i like the location of SUSHMA GRANDE just next to Best Price on national highway , although credibility of builder is to be studied and it is under construction prop.

Thanks guys...I get the common opinion. I also liked the Nirmal Chaya from immediate living point of view. It is just that as we plan to shift to that area in 2 yrs from now - so the thought came up to book in ATS in CLP plan and pay over next 2 years in installment and get the property delivered in 3yrs...anyways, many thanks

Motiaz Royale citi on Ambala highway is another option that you might want to research for CLP. 3BHK will fall almost at same price as ATS with 3 years CLP.

For Sushma's quality, you can check out Urban Views, the towers are almost ready and they are expecting to hand over possession by Dec 2012.
