Default Sunworld city plot

I get to know that sunworld launch plot in yamuna expessway. I was planning to buy in shubhkamna lord in sector 79 but i think it is crossed date and booking close in lords. My broker tell me to buy lords now with no discount or sunworld plot for 24000 Rs per yard. I am not planning for live but investment only.
He is promise to give 3% discount on plot on 24000 Rs or Lords at 3795 Rs as he can gain 3% on lords and change my cheque with another.

What do senior think, which one give better price profit if i keep for 3 years ? Which builder is better ? Plot at 24000 or flat at 3795 rs ?

He say sunworld company offer hotel Radisson membership for sunworld plot for few day.

Earlier he promise free parking in lord but now refused.

I need to take my quick decision. I am more tempted by noida than yamuna expressway but i prefer plot also as plot generally give more profit. Need help !

Mohit , if you can wait for 2 years I think these plots will give better returns. Sunworld is a relatively new builder but they seem to be fine. I saw their project in sector 107 and it seems to be progressing well. Shubhkamna seems a builder with cash crunch, I would recommend Prateek Edifice if you are planning to invest about 1.2 Cr + else plots seem to make more sense.

I also prefer plots as people tell yamuna expresway will soon open.

If yamuna expressway open then plot will increase more or noida will increase more ? For going to yamuna expressway Noida come before it so noida should also jump i hope.

Check the background of sunworld builder and u will know what to do !!!

Plots by private developers on yamuna expressway are Useless for investment and will not be ready for end use for at least 15-20 years

All I know is that Sunworld guys are very smart and if you enter early you will make money with them. Yeh to naale pe bhee 5000 Rs Psf ke flat bech dete hein.
They are good for investors so early entry with Sunworld plots should work well IMO.

Aapka paisa Mohit Bhai , aapki choice. Out of the two Sunworld plots seem better to me.

The plots seem to be located before yeida plots and on the 120 m road. Sunworld has done very fast construction for Vanalika but their second project Arista seems to be moving at a slow pace. Sunworld is a relatively better builder I think and it can be a good investment only if Yamuna Expressway opens one day ! I hope new sarkar agrees to jaypee mithai amount and does not stop such development projects.

I have also followed for these plots. I was keen on buying a flat in paras tierea but since it is for investment only i am now thinking that plot on yamuna expressway is better. Sunworld plots are less expensive than hdil or orris plots. I was told 25000 is launch rate for july and 1000 Rs discount. So it is 24000 Rs per meter i think. Since i dont want cash involvement i will do fresh booking only. I have called investor clinic guy to tell me different plots options on yamuna expressway. It is good to have all informations from them but i otherwise have a bad experience with ic , the credit notes are not honoured . For taking check you are badshah buth once the check is cleared they treat you as ullu da pattha.

I have booked a 200 yds plot in sunworld city with 4 Lac booking amount. I did it at a price of 22800 Rs and not 24000. I can pm you my broker details in noida sector 18. He is underwriter for these plots and has a good chunk of these plots.

Just heard that there was a news saying only two builders have necessary approvals on yamuna expressway : supertech and sunworld ! Though i am never in favor of supertech but would like to know if the news is authentic , has anyone updates on this ?
