And bhai abi construction start toh hone do tab check karna site par jakar quality aur abi jakar dekho project ka ground work and quality of sewers and other materials that have been laid down ! Cement se lekar steel se lekar iron rod and bar and power equipments se lekar roads banene tak jindal ka pass pura base hai , let the construction start in september - october and start hone ke 4 months baad dekhna fir discuss ache se karenge project !.

Purple dont ge annoyed ..i think queries raised are genuine we should try to convey correct inforation as much as possible .If 800 villas have not launched then why you are marketing that only 20 villas have been left out of 800..anyway we respect you but pls give correct information so that members can get correct information and portal IREF delivers quality onformation to its client.
after 4 months may be you will be heard the news of jindal packing the bags for a part of land parcel or project

see the above master plan and in the bottom right there is blue box with heading
"MASTER PLAN OF SONEPAT GLOBAL CITY" IN THIS BLUE BOX WE CAN SEE THAT LICENSE NO 71 OBTAINED ON DATE 26.11.2009 FROM THE dtcp , HARYANA , FOR DEVELOPMENT OF A RESIDENTIAL COLONY !!!!

AND ANYONE MAY CHECK THAT THE LICENSE THEY HAVE PROCURED IN THE NAME OF THE SISTER CONCERN COMPANY "DUCE PROPERTIES AND SERVICES PVT LTD"

Purple small question license has been obatined for 110 acre not 700 acres and launching 800 villas will come in many next phases as approval is not there ..anyways i think if company has not got approvals lets admit it ..there may be many who are taking risk and making money ..so dont worry admitting that company has not got approvals....its a risk-return game after all..

OH sir let me strengthen your calculations ..
1 acre = 4800 sqyard (aprrox).
Now taking the average size of a villa = 300 sqyard and assuming that there are only 8 villas per acre and remaining land left for open spaces , roads , parks , commercials ,schools .
Than 8 villas X 300 sqyard = 2400 sqyard ..
1 acre = 8 villas .
100 acres = 800 villas .
out of which some types are still to be launched majority of phase 1 has already been launched .
And can you see how low the density here is just 6-10 villas/homes per acre ( with price of around 30-3200 per sqfeet for villas) . At this price you will just get a flat in noida with such high density of even more than 100 homes per acre ..
Can you see despite of being 10 times lesser dense the prices here are still lowest in NCR !

So now you are partially correcting your earlier statements- you are now saying that you stand by your statements that 800 villas are there in phase 1 of JGC but leave alone Sold Out as you earlier claimed, many types are yet to be even launched.

According to you, the best thing about them is their Price which is also the Lowest in whole of NCR. Can you please explain why is it so? In another thread, we discussed that TDI launched tuscan floors at only Rs 1950 while existing rates was upwards of 3000/sq. feet in Kingsbury and someone told that land for many towers was under dispute and therefore construction has not even started for many towers. Does the same reason apply to villas of JGC as well with all these doubts being raised by SurinderG regarding licences and Jindals withdrawing their name from this project? Being the most knowledgable representative of JGC here, your knid views will be very beneficial for future buyers of Sonipat Global City.

sir reagarding license i think you have not seen the picture of master plan that i have posted above in the above master plan of " SONEPAT GLOBAL CITY " .. their license details are clearly mentioned !
and yes i will say for a villa a 254 sqyard villa here 3 bhk you will get 74 lacs . these prices for villas are the lowest in whole NCR , in such pricing you wont get a good 3 bhk apart ment in noida , gurgaon in which you are getting a villa here .... and as i said before the FAR here is at lowest at present but when eventually around (1.5) but eventually it will match up with delhi and noida i.e (3.5) so on 254 sqyard one can develop 8000 sqfeet area .. do you know how big this is that having a 8000 sqfeet property in a gated township with futuristic planning and within 10 km circle of delhi border area ??

within 10 km of delhi border in a gated tonwship with minimum 12 meter wide road , with modern green township concepts like rain water harvesting , AEROCON bricks (reducing the overall temprature of house upto 4-5 degree ) , precasting , lowest density ( 6-8 villas/home per acre) ,from school to hospitals to commercial to sports academy to multiplex all with in the township ! sir i said multiple time delays are normal in RE and one should be prepared for the same but at the time they start construction with precasting technique the delay would get compensated and the work will speed up !

see the above master plan and see the below link of ariel view of jindal global city you will find that in ariel view the master plan as was shown is clearly visible on the ground . and as 90% things are sold on CLP plan i dont think there is anything much to worry about . my villa 360 sqyard costed me around 90 lacs all inclusive and i have paid till date around 30 lacs
and now that villa 360 squard with that builtup area and PLC is around 1.4 cr even if i sell urgently any how i will get 1.25 cr easily means a 35 lakhs appreciation on 30 lacs it is more than 100 % return within less than a year time while property prices in areas like pitampura and rohini have actually fallen to even 20-30% ..

IIT, Delhi has written to Haryana government to have its extension campus in Sonipat. Announcing this Rohtak MP Deepender Singh Hooda said that the state government has consented for this. Haryana CM Bupinder Singh Hooda said that state will provide 50 acres for this facility at Sonipat./....

Purple, given your good understanding of the masterplan, can you pls recommend a good location for a villa in JGC? I am looking at max 360 sqyds.
