Hi Phases,

Some more wishes - if read you must later. (must hurry as its almost the stroke of midnight 2012!!)

I wish there would be a more structured approach by IREF/forum members to condense the knowledge shared on forum into valuable guides or ready reckoner (something on the lines of wikipedia). Thereafter the members themselves can keep maintaining and pruning the right elements in these docs.

Here are some pointers:

1. Check list of new property - Incidents of how things did not go as planned by x and y developers can also be mentioned to highlight the importance of the each element in the checklist.

2. Check list of resale property - Same as above but with perhaps more items to focus on resale

I guess Rushil has also made wishes on above lines. already.

3. Model BBA - The most neglected part but the most important aspect of the trade is the BBA and we need to move towards a BBA which is buyer centric and not seller centric.

4. Glossary of Terms and Abbreviations in RE.

5. Continous list of new projects, sectors, launch prices, area, no of units etc which can be maintained for a snapshot of RE scene across NCR (Maybe GGN if it works out smaller) - what Bless u has already done is a good start in this direction. If any details are missing in the directory we can dig using community and update it.

6. Would really want to get the subjectivity out of RE by introducing a rigorous RE evaluation framework. This would mean (and its no mean task as it would require all the grey cells our community has, working together) listing out all the parameters of a project and use this template to create a IREF Rating for a project:

1. Location

2. Builder (could be very controversial, can also leave out since everyone already has an opinion)

3. Outdoor Features
3.1 Nature/Park/Landscaping
3.2 Conveniences
3.3 Club/Entertainment
3.4 Sports Facilities
3.5 Outdoor Building Finish
3.6 Units per Acre - Density

4. Indoor Features
4.1 Specs
4.2 Loading w and wo balcony
4.3 Lobby/Additional Features
4.4 Lifts, Persons per lift
4.5 Central Air Conditioning etc

5. Financials
5.1 All the ratios in the world
5.2 Costs

6. Risk Assesments/Negatives specific to the project

This could be immensely helpful in generating user awareness and a more empowered RE investor/enduser.

You have written a wonderful article and expects everybody to follow suit!?

You cannot expect everybody to be proficient and meticulate in all the things they do. If I were to write something like you did, it will take my entire day. So it is absolutely necessary that one liners or few word replies are allowed in the forum.

Speaking about punctation and grammar, we have a world class writer in my native language who was rediculed for his language by his own brother.

Manoja ji, would'nt it be better that all the brokers are assembled here with their misleading arguments and the learned members of the forum including you confront them with counter arguments so that the users of the forum becomes more adept when they have to deal with brokers in actual situation.

Sir, I value your contribution very much and would like to see you as one of the coolest guys. One should be debating ideas not individuals.

Gauravji, I think you are thinking on the correct lines. I strongly believes that the world will become civilized only when all the people join their hands together to protect their interest instead of some netha or regulatory body looking after their interest. Imagine a situation where the activities of a company including the way it treats its customers are brought to the public forum, so that when a prospective customer of the company wants to avail the services of the firm, go to visit the customer portel of the Company instead of the Company website or representative. These portels can function as the representative of the individual to the Company. In such a situation, all the business houses will be forced to behave in a responsible manner and the customers will be benefitted.

In fact I am not a computer literate person or I would have started a portel myself to test the waters.

Dear Counterfeit,

Appreciate your feedback and the concerns raised. To be honest my wishlist was purely based on the intention to make IREF forum a worldclass forum. When you desire to make something worldclass one needs to imbibe the best practices aorund the globe and benchmark our efforts at par with the best.
I am no where wishing to make everyone write a big article like the way I wrote. Infact the intent of this article was more to share my learning and less of an attempt to showcase my writing skills.

I have been a member of one of the best online forums of Auto enthusiasts in India called Team-bhp.com for last 6 years. Please do take time out to see the content and strict "content creating" rules of the forum. My wish to have a strong content on IREF came from my expereince there.In Team-bhp every new thread first goes to the Mods for hygine check and is something relevant has already been posted, those threads are refrred to the contributor. In IREF I have seen Manoja doing this many a times voluntarily.

Idea is not offend anyone by whishing to have a better content not only based on information shared but also on how it is shared. I believe that every word written here is going to be the part of RE bible. Hence it requires some basic quality to be adhered to while contributing.

Another reason to have this wish was becasue of unnecessary one liners,offending stuff being posted on many threads many a times by non serious members. Some times a thread goes on and on for many pages with unnecessary info and its a pain to surf qulaity and relevant info based on the topic of the thread. If we keep some qulaity considerations first I am sure we can reduce most of the crap from here.

If one goes through the contribution of most of the veterans (including yours and this post that I am replying to) you will find the same level of quality that I had wished for . What it means is the most of the serious stuff naturally has these basics I had requested. I just wished them to become part of the QC to make the forum improvise on its strength.

With nothing available in less than 50 L in gurgaon,I can safely assume the end consumer is definetely educated enough to understand the need for quality content and is competent enough to contribute as per the bare minimum standards laid by IREF. Its our forum and if we decide to keep it clean,it will certainly be like this. With contributors/contributions growing by leaps and bounds its pertinent now to make a conscience attempt to keep the standards high.

Just realized even this post has become very big. Guess need to have one more wish to limit the size of the post I will be the first one to get banned.

Lastly, these were just wishes I had for IREF and I thought of sharing with you all . If any one of them has offended/hurt sentiments,my due applogies for the same.

First 5-10 post of every new member should be moderated by IREF or Sr. Members to avoid SPAM and unnecessary starting duplicate threads.

New member should not be allowed to start a new thread till his 20-30 posts, this will motivate him/her to search relevant thread of the topic first.

If first 5-10 post of every new member will be moderated by IREF then we would be able to able to stop people spreading SPAM with their new ID.

There is a easy demarcation of members on the basis of their number of posts, so I hope that defining a rule for moderation of post of new members is very much possible but this could be difficult task for IREF moderators to approve large number of posts.

I think IREF has effectively controlled SPAM and one hardly finds any junk on the forum. Admin's have been actively participating and keeping the forum fresh and alive. Kudos!

Dear Phases,

Off late there has been an avalanche of concerted efforts of like minded parties (read brokers) in this forum. Unnecessary hype is being built around projects which have not been launched yet.

I see many new buyers getting wrong info being feeded in a discreet manner.

Also appreciate tough stance taken up by IREF moderators and many such rumor mongers being banned. However, more concerted efforts are required now (more then before) to weed out such malpractices so that they dont go out of hand later on.

I would again like to draw everyone's attention my wishlist enumerated at the start of thread and urge everyone and restart a discussion on how to avoid unnecessary discussions/threads/posts etc.
