I have checked the schemese put forth by GHB. The problem is that the schemes are all LIG only. Would love to invest in MIG/HIG developments. A few buildings built by the GHB for HIG have come out really well in Naranpura area.
I want to say something is that i have started this thread on nov 10 at that time scheme is also available for gota and sola area for mig and the last date of applying was 30 nov , but all the above people are posting after 30 nov for now the scheme is not available for gota and sola area ( mig ) . I have already applied for the mig in gota and sola area before the last date which was 30 nov.
I am getting ICB flora at 2400/sqft. GHB is selling Gota scheme at 22.5 lakh for 65 sq mtr carpet area which means saleable area of 900 sqft (65 meter * 10.76 = 700 sqft carpet + 30% loading means 900 sqft saleable area). so I am getting MIG at 2356/sqft. In this case Gota scheme is not worth to invest while I can get good location like ICB flora with better amenities.
Appreciate your view on the matter. Please provide me a sugesstion.
If U are taking 30% loading then the saleable area of GHB Gota scheme comes out to be 1000 sqft you are not correct in calculating the saleable area you are taking 30% on 700sqft ( carpet area ) which is wrong thats why it is coming 900 sqft ....so per sq feet area of GHB Gota scheme comes out to be 2250 Rs and you have to pay 22.5 lakh in 3 years and in installment ...whereas ICB Flora is ready to move you have to pay in a one go...Here the concept of TIME VALUE OF MONEY matters a lot ...Rest is all yours
