Which is the best area to buy a Plot

Hi Guys

I want to buy a plot to construct a house for own use.
Please let me know which is the best place to invest in the current date.

I have a plot in Kothnur. That comes on Hennur road, but too interior.. its almost near intl airport.

So looking to buy one more site within a range of 15 lakhs.

First of all 15lakhs is less even for 30*40 plot in a decently developed area. When you have a plot in Kothnur, why look at another, and Kothnur is NOT near int airport. It is in a well developed area. Even very far far away from kothnur, shobha is developing township with mall... Please be specific in which part of bangalore you are looking at?

You should also mention how much time you are willing to wait to reap off the ROI.
If its 2-3 years then you can look around east bangalore(Budigere cross to Hoskote).

Lot of infrastructural development happening in that area. Check out this to know more....

There is one Lotus project near to prestige tranc... check in the net, not sure the complete name... Its really a good one with all int amenities, price is around 1300 to 1500/- i guess

Dear Bhavesha and Friends,

Yes this is the project i was telling you, i did not know that it was under litigation, one of my colleague was mentioning about this project.
Just a brief heads up to inform you that the property claimed by Abhuyudaya Developers to be their own, actually this is a joint development with Mr. Chikamuniyappa who is the owner and whos case is in court .

They have now got the approval from BMRDA/HDA. Please check with your lawyers to do their own due diligence and look up the RSA number of this case which is in high court for survey no. 128. Do not invest your hard earned money with this developer if you have any kind of suspicion.

Some time 3 months ago there was a public caution notice in Vijaya Karnataka newspaper in kannada warning the public about the case status quo which is pending in high court of karnataka.

Please ask the developer questions about the legal issues. First thing is they might deny and might ask to first pay 1 lac rupees then provide the documents to show to lawyer for scrutinize.

Concerns:
1. The developer is a new entrant and does not have any projects that have been completed.
2. legal issues.
3. Developer’s brochure include a host of facilities, whereas a local area approved project has to provide the basic facilities to get the release order. Even a biggest builder does not provide/will take min 5-10yrs to provide the entire list of facilities.
4. Budigere Road is underdeveloped and primarily an industrial stretch (first 3 kms from NH4) and also waste disposal, bbmp dump yard, etc are in that stretch.
5. Proposed 300 ft ITRR running right through the project, sound/noise pollution, even during the night.

Given the negative feedback the project is having, i dont see any point even considering it.

Check for Aditya Grand and platinum properties which are located in hoskote.

platinum prop is 2 kms away from hoskote on chintamani road. Not worth...
Aditya grand is a good project.. but note sure the location? where exactly the location is? is it away from hoskote? if yes, then not worth... I feel.
