Concorde construction quality is good.

But be prepared to wait 2-3 years more than what they promise. (They have never completed any project on time.)

Also, be prepared to pay 5-10 Lacs more than what they ask during pre-launch. (This happened for Manhattan and Napa Valley)

From my experience, I would never invest in Pre-Launch again, at least not in Concorde project.

Its very absurd....
3100 INR psf for north and south facing....
for east and west facing flats premium amount is 200 INR.

After pre launch, they are very smart in asking more money... not worth to invest. If you are very lucky person then go for this may be they will not demand extra money before handing over.

@sumitrananda - when booking is done during pre lunch, do they not give sale agreement ?
I assume sale agreement should have the agreed price. On what basis they are demanding more money at later stage ?

During pre launch you will get only receipt of money paid to builder. you may get MOU in some cases.

Sale agreement can be done only when the project is approved and all the details like how many flats in the project, UDS, NOC from various organisations are available.

There will be several excuses given by builder once you get locked in by paying the down payment and it will be difficult for you to exit since the other properties which you might have finalized will either be sold out or increased the prices

Check concorde mid way city and Manhattan where Ready to move in flats are still available.
