Summary:

“Republic of Whitefield (ROW)” is a classy & luxury apartment project with 2 BHK, 2+1 BHK & 3 BHK dwellings BANG in the middle of Whitefield. There are 800+ units across 12 acres of land, of which 83% are open spaces. “Republic of Whitefield (ROW)” is spread across 16 floors in 13 towers & with all the amenities one could think of.

With most IT companies in Whitefield being within a stone’s throw distance; malls, restaurants and multiplexes in the vicinity, the location of “Republic of Whitefield (ROW)” is an absolute plus. Project is expected to get completed and ready for possession by 2017. Divyasree has focussed on providing affordable ticket sizes with this project, by providing smaller sized units. However, they do have larger unit sizes for people who prefer them.

Coming from Divyasree, the quality of construction and amenities are a given at the “Republic of Whitefield”, but it is refreshing to see that they have provided quite a bit, to interest everyone in the family.

Thus, making it ideal for end users who’d like to make this their home. Also, the project is expected to fetch both a good return on investment, and good rental incomes for the interested investors. There seems to be a low chance of the flat being vacant without tenants.

Market Price in Area:

Similar projects in the area quote between Rs.5,700/- per sft to Rs.6,200/- per sft. Given their unit sizes (in sft) would be more, the ticket size for a 2 BHK are much higher than “Republic of Whitefield”. Divyasree scores there with affordable ticket sizes of about 40 lacs for a 2 BHK. Also they have special prices for bookings before 24th Jan 2014.

What’s Cool:
•Location, location, location. IT parks, Hospitals, Schools are easily accessible from the “Republic of Whitefield (ROW)”
•Luxurious project with all amenities and for all age groups
•Great appreciation potential & Rental incomes
•Project by a reputed builder; Good brand equity


What’s Uncool:

•May seem less attractive for the non-IT professional, given most who’d live there could be techies.
•Price discounts are for a very limited period, till 6:30pm on 24th Jan 2014, to be precise.

tower are quite inside and just look at the room sizes.all are not gud.
Top view it seems 300 mt inside from the main gate.Not impressive.

I'm also planning to buy at Republic of Whitefield.I would like to know few details from you
1. Did you guys have any idea about their previous projects?- I just wanted to check as I found lots of negative comments about many renowned developer in Bangalore.
2. What is the offering price (Rs./sqft) ?

Hi,

Anyone knows what is the current price they are quoting post 24th Jan? Also, what is the expected completion of this project?

I have also heard very good reviews about Divasree. Their earlier residential project was Divyasree Elan.

My View
It would have been a great buy during soft launch - Abt 6 Months ago - Price was arround 4200.
I think it is an expensive buy now. However looks like there are lot of takers if you go by the crowd/people signing up and the sold out boards you see on a suday afternoon -last weekend - that you would be le to believe tha they were distributing freebies !!
Here is why I believe it is expensive - a 2A+1A is now available only on the 12th floor - cheapest of 3 BHK - And is about 89 Lakhs for 1400 Sqft. They say that VAT + Regn is about 15% - This makes it 102.3 Lakhs. Now they will tell you that they dont have a per sq.ft price because the price they are quoting has several inclusions.. I estimated the so called inclusions ( UDS/Maintenance corpus/car park and 1 more item worth 1.35L - My estimate of these inclusions is 4 Lakhs. So essentially for 98 L you get a 1400 sq ft incl regn charges.
Even at 89 Lakhs it is about 6350 per sq ft.If you take of 4L from 89 - 85 L - It is still about 6070.
But apparently you get to stay in a 14 acre enclave with a host of amenities - So your take !!! - for me it is a NO

Anyone booked in this project? Looking at the location on the map, it seems to be within SEZ zone and surrounded by IT companies and the like, no other residential project in the vicinity- is it permitted to build residential buildings in a SEZ zone? What is the background of the builder? Are approvals in place?
