Hi,

We are also considering a project by JR housing. I would really appreciate if anyone who bought in their previous projects would shares their views.
I really apprehensive about if they will complete on time and will stick to the plans.

JR Housing

Hi, I have bought and registered a plot from JR Housing in their Coco-Nest project (all sold out now) and just booked another plot in their Urbania project. I really liked their Greenpark project...not too sure on their adherence to the timelines, since I am a long term investor, didnt think much on those lines.
Overall, JR housing Sales/Marketing team, especially Mr Niranjan Reddy and Mr Singh have been very professional, helpful and courteous even after sales! They were/are ready to refund the initial booking amount, if you are not happy with the documents or any reason...
On the legal documentation etc...i got all the documents vetted through a legal practitioner...it was smooth. We just had a few minor clarifications and requested for a couple of additional documents, which was given to us promptly without any hesitation.
Pricing - JR Coco Nest was around Rs 1100 including registration and Urbania is Rs 1350-1400 excluding registration.
However, I am not so happy with the progress/development on the Coco Nest project...just 3 houses have come up in the last 7-8 months, and there's hardly any progress on laying of roads etc...though the Clubhouse is ready!
Lemme know if you need more info...would be glad to help

Hi ragprasad,

what is your observation on JR Urbania in terms of project status / development, number of houses under constructions etc...
I am looking for a plot (30 X 40) mostly for self use not from long term view...I want to settle down / construct there in maximum 2 years.
Please let me know you have any other suggestions..with in the same price range

Hi aatish,
to be frank and honest I haven't done a thorough analysis/comparison of Urbania with other projects. I had already dealt with JR Housing during their Coconest project, where i have bought a 40/60 plot...they have been very trustworthy, transparent and highly reliable. Yes, i tend to agree that they are little higher on the price. But, i am very impressed with their earlier projects and a clean record. I haven't heard anything negative about them so far in any of the real estate forums.
Long story short, the comfort level with the builder made me book the plot in their new project.
Urbania is in kissing distance to Suryanagar Phase-2 and 3, it's a huge 80+ acre project which will have residential Villas, Apartments, plots, and even commercial space. Those 150sft roads are impressive
Hope this helps.
