You can’t clarify your doubts with the developer. Developer will make you more confused. they may change their word anytime. better you speak with the society staffs. I believe they won’t lie. In the society office there are unnathi’s staffs and excise staffs. Developer staffs are always available in the society office but they say the same things the builder says and they won’t reveal that they are builder employees.
I booked 2400sft in November through the society. paid 25% down payment + rs.2500 for associate membership.

Hi Rajan,praven
I spoke with the secretary of the society. 25% of the total amount has to be paid now, that is the 1st payment. Balance amount as 3 instalments. They will inform us the development of the layout (phase1) So the 2nd and 3rd instalments has to be given depending only on the development of the land then the last instalment at the time of registration. My main concern is that it will take minimum 4 years for completion after Dc conversion, approval and all other formalities. The builder said 8 months for approval and registration by dec.2013.

Hi Vinod,

As per our current agreement for the Phase 1 ,through the developer in Oct

We have agreed on the following :

DC Conversion and BIAPPA Approval in 12 Months ,max by Dec 2013

So the registration would follow,once we have the BIAPPA approval in place,the same is arranged by the Developer through SBI bank,so we have just made 25% ,rest 75% will be arranged by the developer through SBI .

4 Year for other developments,is not possible ,if he is going for BIAPPA approval..

Please let us know ,whats been confirmed by the Society President..

Phase 1, Excise layout
Hi friends

Yeah, its true .4 years waiting… same told me too . Currently no work has been done on phase 1 (land with eucalyptus trees). phase1 is not yet DC converted. Time required for DCconversion ,BIAAPA approval ,registration etc. of phase1 will be same for all the customers whether they are booked through the society or the builder.

Society will also arrange the loan through nationalized banks after BIAAPA approval. Banks will give loan only after the approval of BIAAPA . (one of my friend and cousin got their land registered in BSNL society and venus serinity, went through the same procedure for bank loan). I think in this case the builder may have done some adjustment with bank if loan is possible before approval (builder only knows).

So my opinion is we must go and see if any development has happened on phase 1 before each payment. make the registration as fast as possible. Otherwise the layout won’t be developed or approved within the promised time, like the problem happened for the customers of “Kalpakavirksha” post &telegraph society. we can't blindly trust the builder.


Before I booked in excise layout I went to other societies like Bsnl, telecom society, health city (M&M). Payment schedule and approval procedures are similar to all societies.

thanks for the comments

As said ,the payment plan is similar in the society's across

We first need to understand the society layout concept..

Ideally the society layouts are half price when compared to the private layout,which are ready for registration

One has to think of Society Layout ,if we can wait for development to take place after making sure the developer and the society is correct


Taking example of layouts like Coffee Board,Telecom,Customs Layout -Its seen these layouts have come up really well ,and now selling at prime price across

As with this developer ,one thing is appreciated is that he was open for the documents asked and updated on the reason if their is document not available

Regarding the delay in developments,yes that's risky ..Ideally to make sure ,we are on safer side..developer confirmed the development completion by DEC 2013 in the agreement copy and return policy in case of delay post Dec 2013

Let me know ,if other society is ready to share any documents ???

You seem to be supportive or anxious about unnathi developer?????????????

as said the payment plans and all other rules regarding the development of a property are same in societies throughout Bangalore.


No society has two rules, two way of paying, two allotments.. one day for developer allotment and another day for society allotment , developer agreement and documents ....... incredible


I went to societies before booking, M&M developer of healthcity was frank about their project, may be they are new in the field.

We can say the developer is ok, when he brings his promises to completion.

Thanks for the reply...

I'm more of neutral,tryn to go with the investments made through this developer and making sure things are fine from legal point

Have you invested somewhere ? Let me know,What is the validation you made ....?

Currently the DC Conversion and BIAPPA Approval ,will take 12 months,that's been promised and agreed in the agreement ,so sticking on to the same as of now...

i went to Health City Project and got survey nos from them regarding IVC Road project. same survey nos they have posted ads on common floor. I went to BIAAPA office and enquired, the survey nos where the layout will be formed is in agriculture zone not in Residential zone and more surprised the health city project survey nos are located 3kms from IVC Road after Thindlu Village, not on IVC Road.. ????? Are they trying to cheat?????
