Guys, though i am not an expert in bhiwadi. but in my opinion Piyush city is going to be habitable first among all projects and this will give the best return if investment horizon is around 4-5 years. How many MLA /MPs will stay in bhiwadi? So this cant be the USP of any project. Rather a commoner stay away from this kind of crowd. So my bet is on piyush if it has to be Bhiwadi.

You are right that MLA/MPs are not going to live at Bhiwadi . But the USP of the area is
1. Its location , behind Ashiana Angan , Not very far from Ashiana chock.
2. Rajasthan Housing Board Project , ensure that your investment is safe.
3. Ready to possesstion
4. DPC / Template constructed on it
5. Size of the plots (HIG) , Most of them are >250 yards
6. Govt project always yields more returns ..

These were alloted in 2010 , they need to submit the remaining amount (total-booking) to the housing board ... & at that movement most of them sold there plots (the buyer paid the entire payment to housing board & they charged about 40% surplus from buyers) .... Now the buyers are also enjoying 40-50% appritiation ... Current rates are abt 17 K per yard... Brokers are claiming even 19-20 K per yard ....
Piyush has sent out the possession letter, so get the registry done whenever you like. Now, it is up to the current owner whether they want to keep the plot by getting the registry done on their name or sell it to save the registry amount.
Guys, just for the sake of informing the group, that yesterday i got a call from an agent that if i am interested in selling my plot, he can get me plus 13K per sq yard. Looks like finally prices have started moving nicely in piyush plots. Omaxe launched their next phase of plots at 14500/- . i firmly beleive that prices would reach 18000/- within 6-7 months especially when registry starts happening at circle rates.
