Hiranandani Palace Gardens, Hiranandani Builders, Oragadam - Chennai

Hi Guys
I am the owner of a 3bhk apartment in HPG.Update your feedback on the future prospects of this project.I bought very early and the current builder price is Rs 3600+35 floor rise.

Hi,
This project has taken a jolt due to various approvals and other issues. The SEZ does not seem to take off at all. Also adjacent Renault Car factory has stalled their expansion plans. The quality of construction is also not that good since the contractors kept changing.

Hi,I guess this is very Old news.Also you cannot question the quality of HIRCO.Please check it onsite ...its rocking.
They sell apartments like biscuits even in this market- thats their reputation.

I have heard a lot a about HIRCO's reputation as a good builder if not the best residential builder in India.

I am a bit skeptical about the location though.

May be Oragadam is not the best location for a large HIRCO development.

I dont know if there will be demand for such a large number of top quality apartments in that location.

I could be wrong!

Hi Economist,Your views are true for now.But Wipro and Infy are signing lease agreement for the Business park- I checked with Hirco offices in Mumbai and Singapore- but if that doesnt happen there may not be much demand. So we should wait and see how Hirco is able to get tenants for its Business park.TCS is already a tenant in HIRCO Mumbai- hope they do better in Chennai.

No doubt about the quality standards Hiranandani follows. HIRCO is a different company and you can see the difference in construction quality once you visit Hiranandani Upscale in OMR where they follow excellent standards. But in Hirco, they were totally directionless in the construction since this is their first project (Second one is coming up in Panvel, Mumbai). By the time everything is set in place, basic structural work (which cannot be covered up by any amount of finishing work) of all the G+3 buildings were over. L&T was there followed by Mytas followed by...

Hi Kalasivan,

I think you got your facts a little bit rewired here. L&T and Maytas are both contractors employed by HIRCO. For such a large scale construction its not possible to depend on just 1 or 2 contractors, I believe both L&T and Maytas are contracting for HIRCO.


Regarding the construction quality though I havent had a first hand look at it, the way they are going about increasing the price and the way the booking are going fwd, I think we should have heard a lot of negative press by now if the quality was as bad as what you have projected. Pls append your observations with facts/pictures, did u take a first hand look, or did any of your trusted sources take a look. If you say the construction quality is bad, pls say what is it that you found wrong, baseless allegations are only going to hurt your reputation on the forum.

I have copy/pasted the link from the Maytas site which talks about their scope of work on the palace gardens project, they are doing just 6 towers in phase 1.


"Maytas Infra has bagged the prestigious project to construct six residential high rise towers for Hirco. The value of the project is Rs. 400 crores, and was awarded by the renowned Hirnanandani Group, India's prominent developer of community townships for more than 25 years."

Hi Raj,

Sorry if I hurt your feelings. You will appreciate that a project of this magnitude needs a fully dedicated and experienced team to keep everything in place. When a newly formed firm launches a project with a fresh team, it is quite natural that the quality issues raise at the early stages of construction.

Hi Kalasivan,

I agree perfectly with your points that a newly launched firm will have issues, but HIRCO has an experienced person on the board and this is their flagship project in Chennai so I doubt whether these issues would be seen with HIRCO. If you do see them, please present them with facts. Did you take a look at it yourself, or did any of your close friends take a look at it first hand, what was it that you found amiss as far as the auality is concerned.


There were reports that the sales team was very unprofessional and they dont get back, but that looks to have been addressed, I am trying to buy a aptmt with HIRCO and the sales person has been very patient, very prompt and has got back with all the details I had requested for. Unfortunately I havent been able to proceed with the booking, but my impression on HIRCO has been very good so far.

This is definitely a knowledge sharing forum, so -ve opinion are bound to be there but would appreciate if all the opinions are backed up with proofs
