I intend to construct an apartment syle building on a plot of 40x60 ft on a 40 ft road within CMDA limits. As per rules book, for a special building, a minimum of 3.5 m setback is required on front and 4 m on the rear. That knocks off about 25 ft from 60 ft depth. Assuming a total of 36 ft as building height, the side setback would total 24 feet. That would leave paltry 16x35 ft or 560 sft for constructing the building. I could not imagine building 3600 sft on this land nor I see any building anywhere in Chennai constructed like that. Is my interpretation correct? How is setbacks applied on a comparable plot?
FSR (Floor Space Ratio) plays an important role allowed FSR is 60% to 70% only 30% has to be open space. FSR is calculated as the 12 Noon Shadow.
