Hi,
Does any one know the current market rate in Veppampattu & Perumalpattu near Sriram Engineering College?
Have they finished the Railway Bridge yet?
Is that true Satellite Town is coming close to Veppamapttu?

the rates depend upon the location .
it depends upon the distance from perumalpattu road. nearer to college more the price.
1km opposite to sriram college is going between 350 to 400 depending on location.nearer to railway station 800 to 1000rs.
satellite city is planned in motel highway to tiruvallur road [before manavala nagar]near coca cola company.
it is app2km winding village road from perumalpattu

89 VEPPAMPATTU is called as perumalpattu
The rate near sriram,rail nagar and near by areas is Rs 2700 per sqft. sweet ground water.


87,88 VEPPAMPATTU called as Mada koil , puliamaram
The rates are Rs 1500 per sqft.


kindly know the reality. There are flats nearby these areas.

@mr ssuresh you are talking about rail nagar and iam talking about places 1km opposite to sriram college. can you please tell what is the current price in the areas iam mentioning.

Can you please let us know the rates in 89 Perumalpattu? Wanted to know the rates in the KGR New Town Phase I.

Please let me know the current market rate for plots in following areas
Veppampattu - Sri Velmurugan Nagar
Perumalpattu - Sree Balaji Nagar
The Perumalpattu land was purchased in 1994. For the past 1 year we are struggling to get patta for the 'Sree Balaji Nagar' plot.
Inspite of submitting all the documents, everytime we go there they ask us to come 1 month later. Does somebody face similar issue? If somebody could help getting a patta for the Perumalpattu land, please reach out to me.

Hi Prince01,

I have bought a plot at Green City. I have given my developer himself Rs 5000 for getting Patta in my name in Feb 2013. Till now, I haven't got one. He says it will take time or get finished in 2 weeks time.

I am myself planning to visit the taluk office often now. I will update in another 3 weeks

I am not sure of the prices quoted by ssuresh, but my experience goes like this
I bought a land with a house built in 2005 in veppampattu - venkateswara nagar ( near gnana banu scool, n 1 or 2 kms near to railways station ), but i have observed in these 8 years, development is at snail pace (overbridge is taking it's own sweet time) and real state hasn't picked up well, the price per sf still remains below 1000Rs. which is very less as compared to the new real estate spots on new areas of GST and OMR( I am not trying to compare, but placing myself if i would have bought a property in close to GST or OMR would be happy than what i am feeling now )
I am in a predicament now to whether to sell the land and buy a flat in and near OMR(semmenchery,sithalapakkam) ( but i think the sale will only fetch me the first down payment for a two bedroom apt :-(
This is the only property i have earned till now and very worried how to manage it and the future prospects. - it however fectches a rent of Rs.4000p.m.
Friends, please provide your valuable suggestions on whether to retain or otherwise
