SSM Nagar, SSM builder, Perungalathur, Chennai

Hi,

Anyone has booked a flat in SSM Nagar Perungalathur? Is it a good one to invest?

If they give preference to residents during school admission, it is worth considering. It is a very popular school. Also it is beneficial to stay close to school if intend to enroll kids there.

They have developed some popular layouts in Chromepet and have several decades of experience in construction industry but this seems to be their first township project.

SSM School is a good school no doubt about it but the location of SSM Nagar is not so good it is very close to Tambaram Air Force Station and you will have to bear with the constant noise pollution created by Helicopters and fighter planes.I have experienced it personally.

How about SSM builder offer of just pay 20L for a flat worth 40L? Is it worth? Will the area appreciate? Is it good for resale/investment?

Another thing to be aware of is that there is a talk of lands around this area being acquired for the proposed bypass road.

Have they started construction?Contacted them and they still have the offer open and the proposed bypass does not seem to take off.

A thread in the RE section of a ladies forum says that everything has been sold out. but I read here that it is still open.

They charge exorbitant fees in their school, so I know for sure that they do not do charity. Does anyone know what is their modus operandi? There is no free lunch. So if they are giving it for 50% of the price, what is the catch?

I studied at GKM just behind the AIr Base...(We actually share a wall with them....ours lies just next to the runway which can be seen clearly from the terrace of the 2 storied building it was then)... And we never used to have any problems of aircraft noise or anything apart from when they are training for some acrobatics or something....As far as Ive seen it is mostly single engine glider type planes mostly training pilots for the airforce a few hours in the morning and afternoons and seldom in the evenings and at night (spent a lot of late evenings there at college)

but situation might have changed nowadays with the war prep with Pakistan going on full swing (having said that when are we never alert when it comes to the Fking PAKIS)....

I do not know where exactly this township is but I can say that living near the base isnt any worse than buying next to a railway station in relation to noise alone

EDIT - Having said that I do agree that it is a bit too much noise when the fighter planess take off.

Sounds like a blunt marketing gimmick
Double check the location, builder's credibility and quality
