Is Tax Payable For Vacant Land Before Building Plan Approval?
Does vacant land tax needs to be paid when we apply for a building plan approval, on an empty plot. Recently I bough a plot, that was approved in 1976, with no tax paid hereafter. What will be my liability for the in terms of land tax.
What are the taxes applicable for an empty plot (aproved) . Is this mandidatory when going for cmda aproval. I heard that after cmda aproval, we needs to get panjayath aproval ( panchayath president has to sign) and there they will ask for land tax receipts.
according to recent ammendments vacant land tax is applicable for vacant land over 3 grounds, however strictly speaking its necessary but not enforced.
Regarding approval, for old layouts the local body under the authority of cmda issues approval.
Recently i went for the approval for the construction of residential building in my 2000 sf land limited to palavaram municipality,
they are ok with the plan and now i only need to pay the approval charges, the problem now is they are asking for Vacant land tax and as per their oral communication they are asking close to INR 200000.00.
When I checked GO no.151 ISSUED ON 2009 ,its says streets in residential area mean we just need to pay 0.40 paise per sq.f which hardly comes to 1000.00 or so.

I had bought a plot at Kelambakkam during 2010 but never paid any sort of taxes till now. Do we need to pay taxes for vacant plots outside Corp limits? If yes, is it to the VAO or other government authority?
