VGP Layout_Aishwaryam

My friend is in the process of finalizing a ground of plot for investment purpose in Aishwaryam Nagar being promoted by VGP, off Manimangalam, which is almost half the way between Tambaram and Sriperumbudur.

The rate quoted by VGP is 375 per Sqft.

I would request the forum members to share any information, be it positive and negative vis-a-vis above layout.

Hi,

I am also in the process of finalisation with VGP for one plot in the same layout. Request to let me know your best buy rate and any other info if possible.

Though I have informed you over the phone, for other's benefit, I provide here that my friend had concluded the said plot at 355 per SFT and that was before revision in the guideline values.

Hi Garuda,
I own a land that is situated 3-4 kms away from Aishwaryam Nagar. So, I have rough idea of the land value.
Lemme provide you some details about Aishwaryam Nagar that I know
1) It is situated on the right side of the Tambaram-Sriperumbudur Road (While going towards Sriperumbudur).
2) VGP has built a huge compound wall to demarcate the lands belonging to the project. Each ground in the project is well marked.
3) The project is exactly on the highway
4) The nearest landmark is JK Tyres factory, which is located near Malaipattu village.
5) The nearest villages are Kolathur village, Chettuppattu (Not to be confused with Chetpet), and Malaipattu.
6) The project is almost 12-15 kms away from Tambaram, I didn't measure the distance from Manimangalam, but must be 6-7 kms atleast.
7) This project is located 8 -10 kms away from Sriperumbudur. I am not sure about the exact distance because the land that I own is located in the Venkadu village, which is located 7 kms way from Sriperumbudur. Aishwaryam Nagar comes just 2 kms before the Venkadu Village
8) The government has opened a SIPCOT industry at Venkadu Village just 3 kms away from this project.

I am not sure about the guideline value. The government guideline rate for Venkadu village was fixed at 300 rupees per sq.feet. So, I guess the 375 per sq.ft value is justified. But please try to negotiate it further. Hope this helps

H all,
If it is the VGP project in Malaipattu I remember seeing HT lines in the layout... Please check up personally before the deal is finalised. If I am confusing with some other place I may please be excused !
Though I saw it 3 years back I am quite sure ! Please do check up !

Could you also share the relevant details, Land Size, Rate, and PLot number It would be very helpful as some of my friends want to invest too
