Palwal v/s Greater Faridabad v/s New Gurgaon

Hi
Greetings

Received a PM from a fellow member which I am putting for comments from members here

" I have 20-30 Lakhs budget in Construction Linked Plan (CLP) to be paid over the next 3-4 years as long term investment 7-8 yrs. Where should I go and why
1] Palwal plots (SRS/ERA)- with KMP and DMIC and EPW intersection
2] Sector 8x and 9x of New Gurgaon 2BHK appartments
3] Greater Faridabad 2 BHK Flat RTM/Near Completion/ Fresh launch

I am flexible with my investment for the coloured component and payment plans. However budget is max 30 lacs down or 35 lacs in case of 4yrs CLP."


Please evaluate the above and offer your opinions please

Thanks to that fellow member considering my Urban Village Palwal for investment. I guess one can get good size plot in 20 lacs max all inclusive. but Palwal even after completion of KMP will take at least 5 years to get even the slightest feel of urban life style.

But yes plots rates are in Palwal are lowest in NCR, it makes it good for investment.

Palwal is the next big destination - the intersection of expressways will be hot although its bit far off from current palwal - I have posted a thread long back about it - I am looking to buy something near the intersection -

With a full understanding of sleeping on it for next 10 years - a multibagger idea of mine.

Jab se Panipat,Alwar aur Meerut NCR main aa gaye hai. but its not like Gurgaon,faridabad,greater noida,noida and ghaziabad.

Forget Jewelry, Gold rate is very high. hehehe
Yummuna expressway area falling in Greater noida region is better than Palwal for investment because KGP(EPE),DMIC,YE are culminating at one place near Jaypee Sport City. which is itself spread across 5000 acres of land.

Plot in palwal would be good but tell him to look for HUDA plots if possible. They are going to be much better choice than the builder plots.

I doubt if someone would get RTM in NP for 20 L but go for it, if they do.

I agree its difficult to get a decent 2 bhk in 20 lacs anywhere in NCR,, possibly Raj nagar extension.. etc... not sure..

Huda plot rates in Palwal any idea?? I heard all are above 15K??

I agree Huda plots are always better anywhere in Haryana its what I have noticed. But Palwal has very limited Huda Plots.
