RPS Savana vs Uppal Jade in present Scenario- Faridabad

RPS Savana vs Uppal Jade in present Scenario- Faridabad

Dear Members,

In the present scenario, which project would be better for buying a 3 bed room apartment as an end user- RPS Svana or Uppal Jade? I can wait for 1-2 years for possession. Please suggest in accordance to the cost, connectivity, construction quality and other relevant factors.

RPS Savana vs Uppal Jade from a perspective of 2 years

Uppal Jade scores in construction quality
Room Sizes in both the projects are good.
RPS Savanna scores in the size of township and Location

Thank you. Beside that I have also heard that RPS Savana will get delayed a lot. I have also approached the site office and came to know that they are presently offering a 24 months time link plan for 1590 sq. ft 3 BHK apartment, and that mean they will not finish the project before that period?

Please also suggest whether I should go for nehar par builders since the development is very slow and peoples are not getting possession due to lack of infrastructure like water, electricity and roads etc.

RPS Savana will take around 2 years to finish because the size of township is very big and the speed of construction is not appropriate. But if you have 2 years by your side, I would recommend you to go for it but if less than that then surely Uppal.

Development has picked up pace in the last 1 year in the region and the jump in prices is indicative of the same. Presence of around 1100 families in projects like Grandeura, Omaxe Heights, SRS Residency including 1 in Princess Park indicates that people seem to get a feeling that the area will be habitable very soon. 24 hours Water and electricity is being provided by the developers but the absence of roads is quiet a concern for now but again brisk work is going on at that front.

Again if you have 2 years of time by your side, Neharpar is worth your money at the moment.

I'd stay away from the projects like RPS pre-launched in 2005-06 at BSP of Rs 1400 psf or lower. We are coming towards 2012 end and chances are that possession if it happens will happen in 2014-15 or even later. Builders constructed the structure of towers in these projects at decent pace to collect 85-95% payments from customers and then stalled the construction. Now structure of towers is lying exposed to elements and will stay that way for another few years at least. What will be the quality and durability of such construction is anybody's guess.

Prices of inputs like cement/steel/labor etc have already increased a lot in last few years and are still increasing. I believe it is no longer financially viable for builders to complete these projects.

As far as RPS is concerned, they were promising delivery in 3 years and that was 6-7 years ago. So what is the value of the commitment of this builder when he is now promising possession in next 2 years?

Rates for 3bhk for Uppal last heard was about 2800 psf. Call at least 10 brokers to confirm average price and do share the end result here on IREF about your experience.
