  • CHANDAPURA-ANEKAL-JIGANI-WHO IS THE SANCTIONING AUTHORITY?

    A total of 99,514 acres covering 170 villages (including the villages themselves) as below, come under Anekal Planning Authority, under BMRDA. These 170 viillages together cover 406 sq.km.

    Contrary to popular belief, BDA or BBMP does not control the whole of Bangalore. The city Bangalore, with both Urban areas and Rural areas, is a city of 8005 sq.km and it is practically impossible for any one or two authorities to administer/control such a vast area or jurisdiction. BDA and BBMP / BDA or BBMP, are not the only 2 authorities to give approvals for the whole of Bangalore.

    While BDA has a certain area and jurisdiction under its control, BBMP has a different jurisdiction and area.

    Where BDA operates, BBMP does not interfere in giving approvals. The vice-versa is also true. If BDA has already handed over the area to BBMP, if the area comes under any of the 198 Wards of BBMP, then, BBMP alone is the Approving Authority to sanction plans, construction etc.. BDA has no business there. However, some builders go the extra mile and take approval both from BDA and also from BBMP.

    If the area is not under 198 Wards of BBMP or not under BBMP control, then, BDA is the sanctioning/approving authority. But again, it has only a limited area under its control. Not the whole of the rest of Bangalore.

    In addition to BBMP, BDA, there are 9 more sanctioning/approving authorities in Bangalore – each having a specific area/jurisdiction under its control. One of the 9 such Authorities is Anekal Planning Authority called APA. All of the above – BBMP + BDA + 9 Sanctioning Authorities function/operate under the direction/control of BMRDA. So, for all practical purposes, BMRDA is the supreme big boss of Bangalore – under which, these 11 Authorities function. It is BMRDA which decides – which area comes under whose jurisdiction - not “BDA” – contrary to what most forum members here seem to mistakenly “believe”.

    Properties, lands, sites, plots, apartments, layouts, houses, even your house construction approval, villas, bungalows, revenue sites, gramthana sites, panchayati sites, DC Converted sites, gated communities, un-gated communities and any other construction or development activities should obtain clearance, permission, authorization from APA if they fall under the following villages/towns included in the Anekal Planning Authority (jurisdiction handed over to APA by BMRDA) as per a government order dated 3.3.2006.

    Those who have properties in any of the below mentioned 170 villages/towns – all together that form ANEKAL, could be in trouble, if Anekal Planning Authority approval is not obtained.
