I bought a plot in Pionier Lifestyle off Sarjapur road. The plot is adjacent to the outer boundary of the gated community. Builder is telling that the boundary wall is included in the plot dimensions. A 30*40 plot adjacent to outer boundary will be covered by 8 inch boundary. So, (8 inch)0.666667*40=27 sq foot is wasted from the plot.

Is it right to do so. Is there any rules regarding that?

As the boundary is common for all the plot and its for the security of the community, isn't the boundary area given by the builder?

If its correct should it be mentioned in the Sale Deed?

  • This is not acceptable. Developer cannot include boundary wall in the plot area. You should be compensated, and more than compensation you should inform the builder that you would sue them for cheating you. Apart from this issue did you face any other problem? Also, what price did you get the plot for?
  • Hey, This is not true. Boundary wall comes into common area/properties, why you should be charged / should pay for it? This is completely not fair and you can take legal help.

    We were also inquiring about a plot there. Given such practices/behavior - we will have to think again. Btw would it be possible to share the per sft price ? thanks.
